The numbers are determined from the applicant s existing venues. Community Development Director Ringwald stated this site is on a collector road which is design to handle 20,000 cars a day. City Engineer Clark stated they will be taking into account a sensitivity analysis that addresses traffic. It will look at what an offset of traffic coming from the south would do as well as if people were coming from the north. This will help them determine what is needed for mitigation, access, and spacing for the venue as well as increased traffic volumes due to future development. There is no public access from the site to 82 nd. Community Development Director Ringwald stated the primary access is off of Bavaria Road. The project is phasing in and by the time the third phase comes, they will have a good idea on how traffic is functioning.
