This application is hereby made for the general purposes to obtain a lease with this property manager/ company. It is to be filled out and signed with the understanding that this application has to be reviewed before it can be approved. All tenants must fill out an application prior to renting a property. This company follows all of the state guidelines, federal laws and the fair housing act when screening for future tenants. This application is for a single family dwelling. The individual homeowner always has the ultimate decision and reserves the right to refuse someone based on unfavorable information found during the application process such as a criminal record, poor rental reference, lack of rental history, the inability to verify employment or any fraudulent information provided. Therefore, it is important to provide accurate information on this application. All applications will be reviewed in a timely manner. $20.00 application fee per adult must be paid before we can process any application. Application fees are non- refundable. If you fear you may not qualify, call the property manager prior to applying to discuss your specific concerns. Southern Homes will need to make a copy of your driver s license / ID and proof of your income to process this application. Roommates must understand that they are equal on the lease, but if one fails to pay the rent, the other is responsible to make up the difference. If we evict one, we evict both. Both roommates are also equally responsible for damage, repair, and clean up, just as a spouse would be. IF YOU HAVE A PET - PLEASE READ THE FOLLOWING PARAGRAPHS: It is imperative that you fully disclose any pets in the home currently or future intent! Most properties will not allow pets, so please disclose this prior to viewing a home. We will inform you which homes will allow pets. Some owners will allow a small pet but not a large one and some a cat and not dog etc It is always best to just ask us. We will find out if this owner is willing to allow the pet in the home. Thank you for your cooperation! We do have a pet application for your pet(s) that needs to be filled out also if you have any pets. If you get permission for the current pet, any future pets will have to be approved. You can t start out with permission for a Yorkie and trade it in for a Pit Bull. Please understand the seriousness of this matter. The pet deposit is refundable after move out if there is no damage or clean up to be done. *All outside pets must be kenneled or contained in a fenced in area and not tied or chained up. We can use a tax card or a mortgage statement. We do pull need records to verify. *If you have recently lost your home as the home owner, we will need to verify that the rental home is at least 20% less than what you defaulted on. (Such as if your mortgage was $1,000 per month, your rent cannot be higher than $800.) We need proof of this. Thank you for understanding. *If you have never rented a home or apartment before (no verifiable rental history) or if you are under the age of twenty-five years old, unemployed or otherwise not qualified, we may need to have a parent or legal guardian (someone who qualifies) to co-sign for you on this lease. So, please notify our offices any time you change your phone number or e-mail address. Before You Rent: Southern Homes has a strict rental policy. All rents are due on the 1 st of every month. They are late after the 3 rd of the month and there is a $10 a day late fee after the 3rd. We do not allow people to stay in the home without paying rent. If you have failed to pay rent by the middle of the month, we will start the eviction process.

By signing this agreement, it acknowledges that you understand we will conduct a full reference check that includes but not limited to a criminal, national homeland security, sex registry, eviction database, and/ or credit will be ran for the sole purpose of the application to lease the home you have applied for with us. Your personal information is kept in office and not shared or sold to an outside party. We reserve the right to discuss items discovered unfavorably with the home owner in order to make a final decision. If you fail to list an applicant due to their background and we discover them residing in the home, you will be evicted promptly. This check does include the process of our team verifying your rental references, your source of income, employment and all information provided on this application. We ask for your patience and cooperation while we process your application. It does take time to verify all the information. SECURITY DEPOSITS We ask you to read and understand that your security deposit is also a damage deposit and not your last month s rent. You are required to provide a thirty day notice even if your lease is up. If your lease is up and we are not given a notice, we will assume that you will continue on in a month by month extension of your current lease. Your security deposit will be kept in an escrow account with the company. The home owner will not have access to the funds. They will however see the receipts for it. This account is regulated and subject to inspection and audit. If you present a deposit and sign a lease and then fail to take possession of the home, you will lose that deposit in order to compensate the home owner for potential loss of funds while holding the home for you. If you move (without breaking your lease) and the home is clean and in good working order, as you received it or better, you will be eligible to receive the entire security deposit back in full. The property manager must go in and do a walk through and photograph the home, just as it was done prior to your moving in. Once the walk through is completed, please allow up to two weeks to receive your deposit. However, state law provides us up to thirty days to return the deposit. Unless there is work to be done, it should never take that long. If there are damages, you must wait until all of the work has been completed and then be refunded what is left of the security deposit after expenses have been paid. You will receive a copy of all invoices indicating the work completed. If there is more damage than your deposit, we will proceed to court to cover those expenses. If you break your lease or are evicted, you may lose your security deposit depending on circumstances. We refund a very high percentage of the security deposits in full. We like returning deposits and not having to work on the homes. If you want your security deposit back in full, please take care of the home, and keep it free from damage and neglect. Returning it clean, in good order and providing proper notice will be greatly appreciated. We do not start processing securtity deposits returns until after the 8 th of the month, due to the first of the month activities with collecting rent, assisting people in moving out and in to the homes. You must also return copies of keys, even though properties are rekeyed. This is part of your relinquishing access to the home. We want a clear date as to your departure from the home. Any items left behind will be removed, donated, sold or thrown away. We cannot allow you access back into the home once you have moved. Please be out by the agreed upon date. If you stay past that date, you need to notify us and make arrangements to pay prorated rent while still in possession. (Whether you are living in it not, you will be charged for rent for any day you have possession of the home. Communication is key with your property manager and we truly look forward to working with you. We have a high success rate and hope to keep it that way. Your property manager is always willing to talk with you and work with you on any issues you may have.
