CONSTRUCTION PROJECT - RENOVATIONS OVER $5 MILLION VALUE CONSTRUCTION MANAGER CHART FOR RFP PURPOSES Updated: November, 2011 FILE NOTES (Not to be included on chart given to Manager): The UofC gets charged the premiums as part of the contract with the Manager for all insurance that we require from them. Requirement for General Liability for the only $2M (as opposed to $5M under the smaller projects) as the Wrap-Up Liability program supplied by the the primary insurance for the construction site and the $2M CGL provided by the CM is mostly for offsite liability. Requirement for Auto Liability for the only $2M (as opposed to $5M under the smaller projects) as the Wrap-Up Liability program supplied by the CM will cover the University in the non-owned auto capacity if the CM s owned vehicle gets into an accident. Requirement for Aircraft/Watercraft Liability is done through the General Liability so it must be the same level of requirement. The Wrap-Up Liability must cover watercraft under 500 tonnes gross registry. It also must provide some aircraft coverage excluding a) aircraft that is owned (in whole or part) by the CM b) leased by the CM or c) chartered by the CM. Generally, if you use a regular transportation company, and you do not specifically charter or lease the aircraft, there is coverage under the Wrap-Up. In a Manager Renovations over $5M project, the Architect (including the services of the sub-consultants) is separately contracted. The difference between the Manager-Renovations over $5M project and the Design-Build over $5M contract, is that the D-B Team also includes the architect and therefore the D-B team contract must produce Professional Liability for $2M & $5M aggregate. Note: In Manager-Renovations over $5M the insurance covering temporary Boilers (required as a separate insurance in the under $5M) is included in the Contractor s Equipment section. SPECIAL CIRCUMSTANCE REQUIREMENT OVER AND ABOVE THOSE NOTED BELOW Boilers & Machinery: In ALL CASES WHERE A BOILER IS BEING INSTALLED, Risk Management & must be notified during the RFP process as there must be continual insurance for the boiler through testing and in the hand over to the University. Pollution : If the contract includes the removal or movement of contaminated items, areas or soil, they must also provide Contractors Pollution Liability. The required coverage amount would be related to the Work that they are doing and must be discussed with Risk Management.
