APPLICATION PROCESS for RealAmerica Management RENTAL GUIDELINES: 1. Falsification of information on an application is basis for denial. 2. All applicants and residents 18 years of age and older must complete an application. 3. Application Fee A non-refundable $35.00 application fee will be required for every unrelated household member 18 and older. 4. Hold Fee A $50.00 fee is required to hold an apartment. This fee is non-refundable after 48 hours. The apartment will be held for 30 days. 5. Security Deposit The normal security deposit amount is $250.00. A cosigner or higher deposit may be required. 6. Income Verifiable employment, salary, and/or other income history are required. All income used is anticipated income, gross income or year to date income (whichever is higher). Strict income guidelines apply in the Section 42 Tax Credit Program. 7. Rental History Two (2) years of good, verifiable rental history is required. 8. Credit History Favorable credit history is required. Evictions filed within the last two (2) years with unpaid balances may be reason for denial. 9. Criminal Background An applicant with a record of criminal acts against persons or property, drug related criminal activity (including the illegal manufacture, sale, distribution, use or possession of a controlled substance), acts of violence against other persons, or confinement in a correctional facility following conviction for any of the foregoing criminal activities, or serious or repeated disturbances that disturb the livability of a residential property or community, or adversely affect the health and safety of any person, or have an adverse effect on a residential property, or interfere with the management of a property, or interfere with the rights and quiet enjoyment of other residents during the five (5) to eight (8) years prior to application may be denied. 10. All occupants of the unit must be listed as residents on the lease. This includes all children under 18. 11. All required utilities must be placed in resident s name. Failure to complete this could result in additional charges. 12. Pets are accepted with restrictions. Please ask for a copy of our Pet Policy. If you require an Assistance Animal, please ask for our form. 13. If you require a reasonable accommodation, please inform the property manager. 14. This is a smoke free community. Acceptance of the application is not binding on apartment owner or agent until approved in writing. You have applied to live in an apartment that is governed by the Low Income Housing Tax Credit Program. This Program requires us to certify all of your income asset and eligibility information as part of determining your household s eligibility. Program requirements state we must verify each income and asset source as well as other claims of eligibility. We must determine this prior to granting your eligibility and, if such eligibility is granted, each subsequent year you remain in the unit. You hereby authorize RealAmerica Management and its staff or authorized representatives to contact any agencies, including city, county, state, federal agencies, past/present employers, local police departments, offices, credit bureaus, groups or organizations to obtain and verify any information or materials which are deemed necessary to complete your application for housing. If applicant cancels after two (2) days, all moneys deposited shall be forfeited to the apartment owner. If approved all moneys deposited with this application will be applied toward security deposit and/or processing fee at owner s discretion. If an application is denied for ANY reason, a 90-day wait period is required before reapplying to this property.
