20 Case Study Landlord Paul Fenton Landlord Paul Fenton owns a number of rental properties. As a member of the National Landlords Association, Paul first heard about ECO and the Green Deal as he was flicking through their bi-monthly magazine UK Landlord. Like many private landlords he was initially sceptical but wanted to explore further. He recognised that the schemes could be the ideal solution for making his rental properties in Reading more energy efficient.
21 The Challenge By Paul s own admission he recognised that his rental properties had potential for energy efficiency improvements. Paul contacted us and we arranged to explain the benefits of the schemes to him and his tenants. The feedback was positive and he thought it would be worthwhile to have Green Deal Assessments on 14 of his most energy inefficient properties with the worst EPC ratings of between F and G.
22 The Solution Our Green Deal Assessor carried out EPC s and GDAR s, which recommended four different energy efficiency improvements to the properties: Loft insulation External wall insulation New boilers Flue gas heat recovery units Pauls tenants recognised that the recommended improvements would make their homes easier to heat and help bring bills under control too and they agreed to go ahead with the work. Our Assessor had pointed out that the repayments his tenants would make over time through their electricity bills were likely to be offset by a reduction in their energy bills as a result of the energy efficiency improvements. He also explained that the tenants would only be responsible for the repayments for the time they were liable to pay the energy bills, after which the responsibility would pass to the next bill payer.
23 The Costs Paul went ahead and had all four measures installed using a blend of ECO, Green Deal Home Improvement Funding (GDHIF) and Green Deal finance to pay for it. For the external wall insulation, which cost a total of 8,000 per property Paul received a GDHIF voucher of 6,000 per property. For the loft insulation, Paul s tenants received ECO support meaning that after the subsidy their contribution was just 199 per property. In addition towards the 2, cost of the new boilers and flue gas heat recovery units Paul received 1,000 from the GDHIF. Three of Paul s tenants entered into Green Deal finance plans for approximately 1,500 each meaning that part of the costs of the improvements would be met by repayments made over time. Paul even received 100 towards the cost of his GDAR from the GDHIF scheme.
24 Benefits Landlord EPC ratings significantly improved rising from between F and G rated to between C and D rated. Compliance with new 2018 legislation which will make it illegal for private landlords to let out properties, residential or commercial, which have an EPC Rating of 'F' or 'G'. More desirable to tenants. Lower energy bills for tenants - creating more disposable income and resulting in less chance of rental arrears. Adds significant value to the properties. Enhanced the look of the properties. Increased marketability of the property.

How long will it take from submission of application to outcome? 2 - Are there any opportunities for organisations like charities to apply for funding to assist with the application or provide debt advice (for example Plymouth and Thanet CAB are funded to provide assistance with EDF Energy Trust Fund submissions)? 3 - How much money is in the fund and will this money continue to be provided to the fund over XX amount of years? 4 - Why does the EON Energy Trust not assist with DRO or Bankruptcy fees like other trust funds? 5 - Why should someone apply to the EON Energy Trust rather than the British Gas Trust, which is also for all customers but does not have a rigid eligibility criteria? 6 - Will a grant be paid instantly or would the customer have to pay for what they use for 3 months (like the N Power Trust does)? 7 - Is the application going to continue to be via an electronic form? The only reason I ask is because this needs to be completed in one go as there is no option to save. Is there going to be an option to submit this via Charis Grants website, where you can save the application and come back to it? 8 - If people have further questions whose contact details should they use? 6
