3 1GET CLEAR AND COMMIT Get clear on what your goals look like, where you are now and where you want to be? You ve done the best you can to create wealth, until now. Maybe what you re currently doing isn t cutting it. If you know you want to build an amazing financial future then your first step is to decide what that future looks like. You must understand the difference in where you are NOW financially, and where you WANT to be. Once you identify that gap, all you need to do is commit to taking the steps necessary to close it.

4 2UNDERSTAND THE PROPERTY CLOCK The Property Clock Novice Start of Recovery MARKET PEAK BOTTOM OF MARKET Novice Approaching Bottom of Market What s the first mistake most property investors make? Buying too close to home instead of choosing the best possible property. Learn the property cycle so you ll know where and when to buy. THE BIG SECRET- Is to buy where it s booming! So how do you pick a booming location? We refer to The Property Clock. Twelve o clock is at the top of the clock, this is the peak of the market. Six o clock is at the bottom representing the bottom of the market. The goal is to purchace a property when the market is at 7 o clock, giving you room for growth to aim to get it to a 12 o clock property. What most uneducated investors do is buy at 10 or 11 o clock, this is when an area has already had great success and is now being featured in the media. The problem with this strategy is by the time an area is in the media and being talked about around the BBQ, its already too late. Your paying a premium to get into this market and there is not much time left for the house to grow before it hits the peak of the market. Then, we have the down turn between 1 and 6 o clock. These are the houses that have had their run and now are moving through the downward cycle. The people who buy on this side of the clock will have to wait around for the market to pick up again. This has the potential to set you back drastically, it may be several years or more before you have room to move and expand your portfolio. You need the right growth to be able to expand, especially when you first start investing in property. You really need to make sure you purchase into a 7 o clock market. Educated Investor

5 3BECOME FINANCIALLY SAVVY What to Buy Property Values Do you ever wonder if wealthy property owners know something you don t? Truth is they know three things I didn t before I started. 1. What to buy 2. How to get the tenant working for you 3. How to get your tax back on a weekly basis $0 $2,200 $11,898 Now let s take a look at how we can maximize your income by the efficient use of depreciation. Depreciation is what enables you to reduce your tax. But not all properties are suitable. 1. A property build before 1985, you gain $0 depreciation. 2. A $423,000 property build in 2003, you will gain $2,200 for depreciation. 3.A $423,000 property built today, brand new will gain $11,898 in depreciation. That s powerful.

6 Get your tax back on a weekly basis Convert your tax dollars into positive property utalising these simple steps. This is a powerful piece of the puzzle. It s the best part and even some of the most sophisticated investors are not aware. It is how to get money back on weekly or fortnightly basis and not wait until the end of the financial year. This is also how we can turn a negatively geared property into a positively geared property. So you have no weekly out-of-pocket expenses, in fact now putting money into your pocket each week. This done through what s called an Income Tax Withholding Variation (ITWV). So this is a normal payee situation where you re getting $2000 per week. $1410 goes into your net pay and $590 goes to the ATO tax man. But we re smarter than that because now we an investment property and have done an ITWV. Now $1495 goes into our net pay and only $505 goes to the ATO, that s a difference of $85 dollars per week, back in our pocket.

7 4GET THE RIGHT STRATEGY Work smarter, not harder, put our rapid mortgage reduction strategy into play and pay off your mortgage in less than half the time. So, let s take a look at this example. The Case of Steve and Jane, a married couple and a house worth $500,000. The mortgage remaining is $350,000 and they ve been chipping away at it month after month at an interest rate of 5%. Each month Steve and Jane pay over $1,990 in interest repayments. The traditional old-fashioned way they are trying to pay off their house is really a redundant concept because when they retire, they will have no other assets. They will not want to sell their house to cash up, they won t want to move! Luckily they have become educated property investors and decided to implement Positive Property Solutions Rapid Mortgage Reduction Strategy Instead of paying Principal and Interest they pay Interest Only. Their payments to the bank on their home loan go from $1,990 down to about $1490 a month. So they end up with $500 extra in their pocket each month. Now, I can hear you saying, Hey, hang on! Weren t they meant to be paying their house off? Yes, but this is how it works; they have taken that extra $500 a month and put it in an offset account. In addition added their wages and put it straight into their offset account too. They have a credit card with 55 days interest free to pay for all of their expenses, so they can leave more money in their offset account longer. This works particularly well because the interest on your home loan is calculated daily, so the more they have in their offset account the less their mortgage is costing them. At the end of 55 days money is transferred from the offset account onto te credit card to pay off the credit card. But a bonus plan is Steve and Jane also get to go on a holiday each year with free flights because their credit card is collecting frequent flyers points! By applying this strategy Jane and Steve will pay off their mortgage in nearly 9 years, saving over 21 years! Saving them $254,924 in interest repayments to the bank!
