Therefore, although the entire content of this ebook is packed full of information to aid in your successful investing, here are a few tips that can make the biggest impact in the shortest time. 1. Without an accurate , you will not be receiving this information. (If the address you have currently supplied is inaccurate, you can always change it.) 2. Access all the counties where you are MOST LIKELY to attend the sales in person. Depending on where you live, that could mean anywhere from 1-50 counties or more. As long as they re within your travel budget, it s worth accessing them. Why? Well, Tax-Lien-Database.com tracks all counties you access and will automatically notify you when information regarding those counties has changed. Everything from auction listings, to county procedures and more. Any time our administrators update information, you will know. 3. Enable the Listing Upload automatic notification feature. Once you subscribe, you will have an Automatic Update Preferences button appear within your user profile home page. One of the automatic notification options is Listing Uploads. ENABLE IT. By doing so, you will receive an notification every time a new list of properties is uploaded. Within the , it also tells you the state and county. If you are interested, check it out. If not, ignore the notification, but you ll have the option to access every list immediately following its availability. This is a shortcut to the information everyone is after! No more searching for the correct contact information, soliciting counties for the listing information, paying for the listings and waiting for the listings to arrive. It s now all within a few clicks! What Successful Investors Need This book assumes you ve done a bit of research thus far and have a basic understanding of what type of information you need to be a successful investor. Either way, let s refresh your memory. You need: Understanding of state and local laws governing the delinquent tax process. The process varies in each state and county. You need to know whether they use a tax deed process, a tax lien process, or a combination. All the information can be attained from the state statutes. Correct county contact information. The county entity controlling the delinquent tax process varies. Whether it is the treasurer or the county sheriff, you can usually find out within a few phone calls or clicks. County sale information. Whether it is live or online, yearly or monthly, you need to know when the next scheduled sale is so you can complete your due diligence in time. Property lists. You need to know which property liens or deeds are being auctioned off. With the property list in hand, you will be able to complete your proper due diligence. 3

4 Local newspaper contact information. Many times the State statutes require the property listings be published in a local newspaper. On occasion the only way to affordably retrieve the property listings is through a local newspaper. With this basic information, you can attend the next delinquent tax auction, purchase an appropriate lien or deed, and earn a very nice return on your invested capital. However, depending on how much you value your free time, you may find doing your own research less expensive. That is a lot of information and depending on what type of investor you are (beginning, advanced, or a large fund), it can be utilized in different ways. 5 For All Investors All investors need the basic information discussed in What Successful Investors Need. This will help you better identify and interpret that information as it is displayed on Tips from Database Administrators While our database administrators are researching any given county s auction process, they take notes. They relay that information to you so you don t have to go through the same learning curve. You ll find it at the top of every page containing county information. County Contact Information Whether the treasurer or the county sheriff, we display the appropriate contact information so you can call or with any questions you may have. Take comfort in knowing we used this exact contact information when completing our research, so you can rest assured it is correct. 5

6 County/State Laws, Procedures & Resources The very first step you should always complete when investing in tax liens and/or tax deeds is familiarizing yourself with the State statutes and county procedures that govern the process. We provide not only a basic summary of both, but also any appropriate links to exactly where you can do additional research, if necessary (and recommended). Newspaper Information Most States require properties be listed in a local newspaper prior to auction. Some counties also charge very high prices for the list if you try to attain it from them directly. A local newspaper is a good way to attain the property listings. We provide the local newspaper information so you can set up a delivery of the publication. 6

7 Auction Information One of the most sought after pieces of information is when and where the next auction will be held. We keep track of it and update it every time there is a new one. If you ve provided a correct address when you registered, there is no need to check back on a regular basis. An automatic is sent every time we update the sale information. So sit back and relax. Let us do the work for you. Online Auction Several counties are following the wave of the future and beginning to host their auctions online. We let you know if one is offered and provide its online address. Since most online auctions last several days, we also provide the initial start date. Property Listings Crucial to your due diligence and successful investing are the lists of properties with tax liens or deeds and will be auctioned off. Several states have different types of delinquent property tax liens/deeds. We provide as many as we can. Over the Counter (OTC) Liens/Deeds Some states also allow their counties, or municipalities, to sell any un-sold liens and deeds directly to investors. There are several different names for these unsold liens/deeds, but uses the designation Over The Counter (OTC). 8 Tax Lien/Deed Investing Beginners If you have never purchased a lien/deed before, please do NOT dive in head first. You can end up being the poster child of those pool side signs showing someone cracking their head open. However, since you ve read this far and know the basic information all successful investors need, you are already ahead of the curve. Here are a few additional resources to help you succeed. Educational Material We have several additional educational resources for you to benefit from. EBooks, training courses, and software help you enhance your understanding of tax liens and streamline the investing process. Discussion Board There is no such thing as a stupid question. If you have a question, most likely someone else has the same question. Fortunately we have an online discussion board where you can search for existing answers. If you can t find any, post a new question or topic. Our database administrators access an immense amount of information while doing the research. They, along with other investors will answer any question you may have (short of legal advice). It is an invaluable resource that we highly recommend you take advantage of. Searching the Database Once you have a good handle on tax lien/deed investing and need access to the information all successful investors use, you just need to specify which location you need. Whether searching by state or county name, just specify where you want to invest and we display it for you. Local Attorney Need clarification, or still have questions? A local attorney well versed in tax lien/deed investing is the best source. You don t have to scrounge about trying to find one. We already listed one for you! A local attorney is just one of a few key local contacts we list that you may need. 8

9 Advanced Casual Investor Well informed investors can be placed into two categories. Either they purchase tax liens as a side investment or they purchase as a full time income source. Most doing it as a side investment won t usually travel outside of their area to attend auctions in person. As a result, they won t use all features we offer, but they could use some additional features other than those utilized by the investor just getting started. Custom Search Option You can search our entire database for custom situations. If you can t attend an auction in person, but have some time to browse OTC liens/deeds, run a custom search. Would you like to attend as many online auctions as possible? Do you have an upcoming extended weekend and want to make some additional money? Find out all the auctions taking place with a custom search. Do you have a very good understanding of one bidding process, but not another? Find other counties using the same process you re accustomed to. We are continually expanding our custom search features. Take full advantage! Automatic Notifications Don t have time to continually access our database and understand what s new or changed? We ll automatically notify you regarding several situations. Listing Uploads You can enable a feature that automatically notifies you via every time we upload new auction listings. The explains which county and state so you can quickly determine if you re interested. If you are, quickly download the list and assess whether the auction is worth attending. We ve identified this feature above in The Most Important Paragraph and want to reiterate how much time this will save you. You will have immediate, automatic access to the most up-to-date lists we have. With the other pieces of the information puzzle at your fingertips as well, this feature is as close to an investing short cut as you can get. County Updates is a dynamic database. We are continually updating our information to ensure it is accurate and complete. Want to know which information is the most recent? Enable this update. The one downside is that we re continually making updates. As a result, you will end up receiving many s on a daily basis. Discussion Board You can also enable an automatic update that notifies you when a discussion, in which you participated, receives additional input. This feature is most beneficial when you pose a discussion topic, rather than a question. The additional insight from other professionals or an additional point of view can always be helpful. Buy Online If you can assess the differences between a profitable and a non-profitable tax lien/deed and determine an appropriate price for one, we highly suggest you browse the liens and/or deeds we have listed on our online supermarket. You can purchase directly from other investors and in some cases directly from counties themselves. 9

10 Advanced Full Time Investors, Investment Funds & Corporations You can really take advantage of everything offers if you invest on a regular basis. Whether a full time investor, investment fund, or corporation, these features can help maximize your return, while minimizing your time spent completing each lien/deed transaction. Local Realtor Along with an attorney knowledgeable of the local delinquent tax process, you will most likely eventually need the services of a local realtor. Work out a deal to have them research properties for you, have them list any properties you attain, or both. You won t have to find one. Listed in each county is the contact information for a researched, licensed realtor. They are informed of tax liens/deeds and willing to help in any way. Local Investment Agent Several auctions taking place at the same time (quite common), or can t afford to attend an auction in person? Utilize the service of a local investor who will attend for you. We list the contact information for a local investor interested in doing so. It is not a status we take lightly, and you will have to provide documentation, but can be very advantageous when moving large numbers of liens/deeds.
