5 _PROPERTY MANAGEMENT ACCOUNT ASSISTANCE PAYMENT OF MONTHLY BILLS All expenses and monthly bills such as water, gas, electric, HOA fees, cable etc. will be paid on the owner s behalf from his or her owner account balance. We require that each unit maintain a balance of $1,000 usd. This personal on-line account will have all current income, as well as all previously paid bills listed. PAYMENT OF ANNUAL BILLS All expenses and annual bills, such as local taxes, trust fees, and insurance will be paid on the owner s behalf from his or her owner account balance. MONTHLY STATEMENTS Each month we will post a monthly statement which will be available to the owners via and online. We will provide each client with a user name and password allowing them to access their online account 24/7. PAYMENT OF RENTAL COMMISSIONS Commissions will be paid to travel agents, marketing affiliates, and referrals for all reservations generated from external sources. This expense is paid for with the property management commission fee, and not from the owner s account. OWNER FLEXIBILITY Owners and immediate family members are free to stay in their unit without having to pay rental commissions, and are under no obligation to use any of the offered additional services, unless interested. A onetime $25 usd cleaning fee will apply so the unit is available for the next guest. BENEFITS FOR FAMILY & FRIENDS Family & Friends of owners are welcome to enjoy all vacation services while renting at whatever rate the owner sees fit, however, 20% of the posted rental rack rates, will be charged. This fee can be paid from the owner s account or directly by the guest. CANCELLATION AGREEMENT This agreement is valid for the period of one year and is renewable for an additional one (1) year term until terminated by either party. Either party may terminate this agreement with a 30 day written notice, however all rental reservations made before the cancellation shall be honored by the owner. 7

6 _PROPERTY MANAGEMENT PROPERTY MAINTENANCE Once a unit is vacated, it is our responsibility to polish and maintain the owner s property in order to ensure that every guest enjoy the highest quality of accommodations possible. PREVENTATIVE MAINTENANCE We will develop and implement preventative maintenance programs in order to reduce unexpected maintenance issues and prolong the use of all electrical utilities. WEEKLY INSPECTIONS A weekly maintenance log will be filled out by a supervisor; a copy will be placed in the Maintenance section of the owner s file. This report will allow us to delegate work in order to make necessary repairs and fix any maintenance issues. Any repairs over $200.00* will require owner approval. WEEKLY MAINTENANCE (IF UNIT HAS NOT BEEN OCCUPIED) Air out the unit Empty and clean purified water tank Mildew control Flush toilet & run water taps Appliance check Fumigation (if necessary) MONTHLY MAINTENANCE OVERHAUL Paint touch up Complete unit cleaning Window and floor cleaning Full kitchen and bath scrub Clean or change air conditioning filters Rotation of all mattresses (every 3 months). *With the exception of emergency repairs. 8

8 _VACATIONAL RENTAL MARKETING Our marketing strategy consists of full exposure of the properties on all available rental platforms in order to generate the maximum amount of revenue possible. It is our highest priority to ensure that each property is rented to its maximum capacity throughout the year, and that every guest is fully satisfied. INTERNET MARKETING The following services are included in our Property Management Fees. Advertising & promotion Any travel agent commissions Website development and hosting fees Any internet cross marketing fees Bank transaction fees HAPPY ADDRESS website will allow potential clients to view all available properties online. Clients may enter their rental requests and make all payments via the webpage. Units will also be advertised on all top ranked international vacation rental websites; generating further interest in the rental properties. 11

9 _VACATIONAL RENTAL VACATION RENTAL SOFTWARE We have incorporated a powerful and well known software system (LiveRez) to assist in the management of all of the properties. Live- Rez will ensure excellent customer service to all guests who are booking their stay online. The software offers real-time reservations including online booking and credit card processing. For owners, the system includes detailed information regarding the rental property, routine maintenance, cleaning services and of course information regarding rental income received. Owners can access all unit information and updates 24/7. Through our online reservation and client services program, owners will receive a unique log in and password, which will allow them to view their monthly statements as well as their current reservations list on hand. At the end of each month, owners will be ed a statement with itemized income and expenses. Upon the owner s request, we will pay out the balance in their account via check or bank transfer. ON-LINE BOOKING Guests will book vacation rental reservations online through our website and al other International websites. The site will reserve the unit based on guest criteria, charge a Visa or Mastercard and automatically send an with confirmation receipt. Guests will be charged applicable security deposit in the same manner. A refundable reservation / security deposit of $300 will be charged at time of reservation. Balance due is required 30 days prior to arrival date. Holiday bookings require payment in full, 3 months prior to arrival and are non-refundable. 12

10 _VACATIONAL RENTAL VACATION RENTAL SOFTWARE CANCELLATION POLICY Reservation payments are non-refundable 30 days or less, prior to arrival. Holiday rentals or reservations (between dec. 15 -jan. 5) are non-refundable. Reservations may be re-scheduled based on availability up to thirty (30) days prior to arrival. After departure, any un-used portion of a vacation stay is non-refundable (example: early check-out). Partial or prorated refunds are not available in cases of weather, health issues, poor travel conditions, lack of required travel docu ments or transportation delays. Charges not included in rental prices: Transportation Meals Insurance Telephone calls DEPARTURE SUMMARY INCLUSIVE OF ALL CHARGES Each guest will receive a thorough statement of all service charges upon departure. The security deposit will be withheld until the unit is fully inspected and the inventory verified. RELEASE OF DEPOSIT Once the unit is verified as void of damage, theft, or any unpaid charges the deposit will be returned to the guest. All monies will be refunded, no later than 14 business days from day of departure, in the same manner in which they were paid. 13

11 _VACATIONAL RENTAL GUEST HOSPITALITY GUEST HOSPITALITY Our main purpose is to ensure that any visit to any of our rental properties is as perfect as possible. We are here to guarantee that every guest thoroughly enjoy their vacation and are anxious to return. All of the services and products listed below are provided and included in the Vacation Rental services: Personal check in and check out Welcome amenity Guest guidebook 2 cleaning services per week. Amenity products (shampoo, conditioner, lotion, body gel) Starter products (hand soap, toilet paper and kitchen paper towels) Purified bottled water Inventory inspection upon departure Additional concierge services upon request ADDITIONAL GUEST SERVICES Upon Request Private transportation from airport available for guests and owners $85.00 one way for up to 8 people Daily maid service - $25.00 per day. 12 _VACATIONAL RENTAL START UP AND MONTHLY EXPENSES FURNITURE Each owner will be in charge of furnishing their unit in order to meet the company standards. In order to make their property rentable, we will provide owners with a list of required items to help them get started or if preferred, we can help in providing these items. Furniture package prices and suggested inventory are available upon request - we can arrange for all of these items to be bought, delivered, and set-up for a separate independent fee. Please note: NO UNIT WILL BE MADE AVAILABLE FOR RENTAL UNTIL ALL OF THE REQUIRED ITEMS HAVE BEEN PURCHASED AND SET UP IN THE PROPERTY. FURNITURE BUDGET Listed below are estimated furnishing budgets. These prices do not include special items or luxury accessories. Expenses Each client account must be opened with and must maintain $ USD for initial operating expenses such as utilities, cleaning, and HOA fees. Monthly Utilities HAPPY ADDRESS will pay all of the necessary monthly utility and HOA fees and will deduct such expenses from the owner s USD Operating account. These fees, like any others will be seen on the owners monthly statement. 13 _VACATIONAL RENTAL ADMINISTRATION AGREEMENT MANAGEMENT FEE FEE STRUCTURE A monthly property management fee of $ USD per month will be charged for all services including: Payment of any and all monthly bills (electric, gas, HOA, cable, etc) Payment of annual bills (taxes, insurance) Basic Cleaning Products used in the property (specialty items not included) Weekly Cleaning if unoccupied Laundry if done within the unit Monthly maintenance inspections Preventative maintenance plan Arrangement of subcontractors for services outside normal main tenance Watering of plants Suggestions of improvements to property and prioritized list of repairs Humidity control and monitoring of fans and a/c units Interior fumigation every 60 days COMMISSION STRUCTURE Each reservation will incur a commission of 30% of the rental income. Additional services such as transportation, crib rental, etc. and any other charges are deposited directly to HAPPY ADDRESS. Services provided and included in this charge include: Website marketing Photography of the unit upon set-up Qualifying and booking guest Funds received and credited (credit card charges are a HAPPY ADDRESS expense) Transportation booked if necessary Personal check in and check out Hotel amenities Departure inspection Guest survey and follow up after departure Long-term rentals (6 months 1 year) have a commission structure of 15% (does not include guest services). 16
