1 INTRODUCTION Thank you for choosing Peace Hills General Insurance Company as your Insurer. Peace Hills is a Western Canadian Insurer operating since Our Head Office is in Edmonton, Alberta. Please read this wording and your Coverage Summary Page carefully and keep them in a safe place. If you have any questions kindly contact your broker. In the unfortunate event that you have a claim, we are at your service 24 hours a day with a toll free Claims Emergency Response Line. The number is AGREEMENT We provide the insurance described in this policy in return for payment of the premium and subject to the terms and conditions set out. All amounts of insurance, premiums and other amounts expressed in this policy are in Canadian Currency. The Coverage Summary Page: Summarizes the coverages and amounts of insurance we have agreed to provide Identifies the Insured Identifies the policy term Only the person(s) named on the Coverage Summary Page may take legal action against us. BROADENING OF COVERAGE If we adopt a revision during the term of this policy, which broadens coverage without any additional premium, you will automatically benefit from the improved coverage. CHANGES IN POLICY No waiver or change of any provision of this policy may be made except by us in writing. This form consists of two sections: SECTION I - describes the insurance on your property. It also includes additional living expenses and/or fair rental value in certain circumstances. SECTION II - describes the insurance for your legal liability for bodily injury to others or damage to property of others arising out of your premises or your personal actions. It also includes benefits following injury or damage to property of others in certain other circumstances. I M P O R T A N T This policy contains various exclusions and limitations, which eliminate or restrict coverage. Please read it carefully. Insurance cannot be a source of profit. It is only designed to indemnify you against actual losses or expenses incurred by you or for which you are liable. DEFINITIONS SECTION I - PROPERTY COVERAGES "BUSINESS" means any pursuit undertaken for financial gain including a trade, profession or occupation. CONDOMINIUM CORPORATION means a condominium or strata corporation and in Quebec the meeting of co-proprietors, established under provincial legislation. "COVERAGE SUMMARY PAGE" means the Coverage Summary Page and/or the Declarations. DATA means representations of information or concepts, in any form. DATA PROBLEM means: erasure, destruction, corruption, or misappropriation of data ; error in creating, amending, entering, deleting or using data ; inability to receive, transmit or use data. "DOMESTIC WATER CONTAINER" means a device or apparatus for personal use on the premises for containing, heating, chilling or dispensing water including but not limited to waterbeds, swimming pools, hot tubs and, aquariums. DWELLING means the building described on the Coverage Summary Page, wholly or partially occupied by you as a private residence. FLOOD meaning spray, waves, tides, dam breaks, seiche, tsunami, tidal waves or the rising of, the breaking out or the overflow of, any body of water or water source, whether natural or man-made; shoreline ice build-up, waterborne ice or other objects, all whether driven by wind or not; FUNGI includes, but is not limited to, any form or type of mould, yeast, mushroom or mildew whether or not allergenic, pathogenic or toxigenic, COMPREHENSIVE FORM 200 A GUIDE TO YOUR POLICY and any substance, vapour or gas produced by, emitted from or arising out of any fungi or spore(s) or resultant mycotoxins, allergens, or pathogens. "GROUND WATER" means water in the soil beneath the surface of the ground, including but not limited to water in wells, underground streams, and percolating waters. IDENTITY FRAUD means the act of knowingly transferring or using, without lawful authority, your means of identity which constitutes a violation of federal law or a crime or offence under any applicable federal, provincial, state, territorial or local law. IDENTITY FRAUD OCCURRENCE means any act or series of acts of identity fraud by a person or group commencing in the policy period. "INSURED" means the person(s) named as Insured on the Coverage Summary Page and, while living in the same household: 200_2015_02 Page 1 of 9 Spouse means: In addition: his or her spouse the relatives of either any person under 21 in their care either of a man or woman who are married to each other or who have together entered into a marriage that is voidable or void, or either of two persons who are living together in a conjugal relationship outside marriage and have so lived together continuously for a period of 3 years or, if they are the natural or adoptive parents of a child, for a period of 1 year. a student who is enrolled in and actually attends a school, college or university and who is dependent on the Named Insured or his or her spouse for support and maintenance is also insured even if temporarily residing away from the principal residence stated on the Coverage Summary Page. your parent(s) and/or your spouse s parent(s) who are living in a nursing home or a home for the aged and for whom the Named Insured is primarily responsible. PANABODE TYPE CONSTRUCTION means any dwelling or structure constructed of double tongue and groove machined rectangular cedar logs. "PREMISES" means: the premises where you reside and which is shown as the residence premises on the Coverage Summary Page. If you own that residence, premises also mean the grounds appurtenant to it. If you reside in rented premises or a condominium unit, premises means the portions of the location shown on the Coverage Summary Page which are used or occupied exclusively by your household for residential purposes. other residential premises specified on the Coverage Summary Page, except premises used or occupied exclusively by your household for business, farming or agricultural purposes. "RESIDENCE EMPLOYEE" means a person employed by you to perform duties in connection with the maintenance or use of the premises. This includes persons who perform household or domestic services or duties of a similar nature for you. This does not include persons while performing duties in connection with your business. SPORE(S) includes, but is not limited to, any reproductive particle or microscopic fragment produced by, emitted from or arising out of any fungi. "SURFACE WATERS" means water on the surface of the ground where water does not usually accumulate in ordinary watercourses, lakes or ponds. TERRORISM means an ideologically motivated unlawful act or acts, including but not limited to the use of violence or force or threat of violence or force, committed by or on behalf of any group(s), organization(s) or government(s) for the purpose of influencing any government and/or instilling fear in the public or a section of the public. UNIT means the condominium unit, strata lot or exclusive portion described in the Condominium Declaration or Co-ownership Declaration occupied by you as a private residence. "VACANT" refers to the circumstance where, regardless of the presence of furnishings: all occupants have moved out with no intention of returning and no new occupant has taken up residence or in the case of a newly constructed house, no occupant has yet taken up residence. "WATERMAIN" means a pipe forming part of a water distribution system, which conveys consumable water but not waste water.

2 "WE", "US" or "OUR" means the company providing this insurance. "YOU" or "YOUR" refers to the Insured. COVERAGES The amounts of insurance are shown on the Coverage Summary Page. Coverage A - Dwelling Building (applicable to a homeowner only) We insure: 1. The dwelling and attached structures including appliances, furniture and equipment forming a permanent part of the building, permanently attached carports or garages, awnings, skirting, porches and tie down equipment, occupied principally for dwelling purposes. 2. Fences within 75m (250 feet) of the dwelling, excluding fences used in whole or in part for business, farming or agricultural purpose. 3. Permanently installed outdoor equipment on the premises. 4. Outdoor domestic water containers and their attached equipment on the premises. 5. Materials and supplies located on or adjacent to the premises intended for use in construction, alteration or repair of your dwelling or private structures on the premises. We do not insure your new dwelling under construction unless the Dwelling Under Construction Endorsement is shown on the Coverage Summary Page. 6. Building Fixtures and Fittings temporarily removed from the premises for repair or seasonal storage. Coverage B Detached Private Structures (applicable to a homeowner only) We insure: Private structures or buildings on your premises separated from the dwelling by a clear space, but not insured under Coverage A. If they are connected to the dwelling by a fence, utility line or similar connection only, they are considered to be detached structures. We do not insure the following unless specifically described on the Coverage Summary Page: 1. Buildings or structures where wall or roof construction consists of tarp, polyethylene or similar covering. 2. Buildings or structures used in whole or in part for any business, farming or agricultural purpose (including greenhouses see Special Limits of Insurance) whether occupied, unoccupied or vacant regardless of their current use. If any structures are barns or stables but are not being used for business, farming or agricultural purpose, the maximum limit for such buildings will be 5% of the Dwelling Building amount shown on the Coverage Summary Page. 3. Buildings or structures used in whole or in part or which are designed for residential occupancy whether occupied, unoccupied or vacant regardless of their current use. Coverage C - Personal Property We insure: 1. The contents of your dwelling or unit and other personal property you own, wear or use while on your premises which is usual to the ownership or maintenance of a dwelling. 2. Dwelling improvements and betterments made by you or acquired at your expense, if you are not the owner of the dwelling, but only in the portion you occupy as a private residence. 3. If you wish, uninsured personal property of others while it is on that portion of your premises which you occupy, but we do not insure property of roomers or boarders who are not related to you. 4. Your personal property while it is temporarily away from your premises, anywhere in the world. If you wish, we will include personal property belonging to others while it is in your possession or belonging to a residence employee travelling for you. 5. Personal property normally kept at any other location you own, rent or occupy is not insured except while you are temporarily living there. 6. Personal property stored elsewhere is insured for 90 days if loss or damage is caused by an insured peril. After that, coverage will cease unless we have been notified within the first 90 days and policy endorsed accordingly. Loss or damage caused by theft or attempted theft is provided for the duration of the policy. 7. Personal property of any student insured by this policy who is temporarily living away from home for the purpose of attending a school, college or university. 8. Your personal property while in transit from your existing principal residence to a new principal residence anywhere in Canada. Coverage is for 60 consecutive days commencing on the date property is removed from your residence, or until your policy term ends, whichever occurs first. This coverage does not increase the amount of insurance and is subject to the policy deductible. 9. Personal property of your parent(s) and/or your spouse s parent(s) who are living in a nursing home or a home for the aged. 10. Golf carts kept at a golf course in Canada year round are insured. Loss or damage must be caused by an insured peril. SPECIAL LIMITS OF INSURANCE: We insure: 1. books, tools, instruments, computer hardware and computer software pertaining to a business, profession or occupation, but only while on your premises, for an amount up to $5,000 in all (or such higher amount as shown on the Coverage Summary Page). We do not insure the cost of gathering or assembling information or data. Other business property, including samples and goods held for sale, is not insured; 2. securities up to $6,000 in all; 3. money including cash cards (meaning cards designed to store a cash value by electronic means for use as a mode of payment, without a personal identification number and without direct access to a bank or other account) or bullion, up to $1,000 in all; 4. watercraft, their furnishings, equipment, accessories, trailers and motors up to $3,000 in all; 5. spare automobile parts up to $1,000 in all; 6. utility trailers (excluding travel trailers and watercraft trailers) up to $2,000 in all; 7. animals, birds or fish up to $2,500 in all. These are insured only for Specified Perils other than impact by aircraft or land vehicle; 8. cemetery plot monuments and markers up to $5,000 in all, but only applicable to immediate family members monuments and markers which are located within the same province as the principle residence of the insured. For the purposes of this coverage, immediate family members shall mean the insured(s), their offspring and the insured s parents; 9. lawn mowers, snow blowers, garden-type tractors and other motorized gardening equipment, including attachments and accessories, up to $10,000 in all; 10. greenhouses used for private, non-commercial use up to $2,000 in all. The following Special Limits of Insurance apply for theft or mysterious disappearance losses: 11. jewellery, watches, gems, fur garments and garments trimmed with fur up to $6,000 in all (or such higher amount as shown on the Coverage Summary Page); 12. numismatic property (such as coin collections) up to $1,000 in all; 13. comic book collections or collectible cards up to $5,000 in all; 14. each bicycle, its equipment and accessories, up to $2,000 in all; 15. manuscripts, stamps and philatelic property (such as stamp collections) up to $3,000 in all. Coverage D - Additional Living Expenses The amount of insurance for Coverage D is the total amount for any one or a combination of the following coverages. The periods of time stated below are not limited by the expiration of the policy. 1. Additional Living Expense: If, as a result of damage by an insured peril, your dwelling or unit is unfit for occupancy, or you have to move out while repairs are being made, we insure any necessary increase in living expenses, including moving expenses incurred by you, so that your household can maintain its normal standard of living. Payment shall be for the reasonable time required to repair or rebuild your dwelling or, if you permanently relocate, the reasonable time required for your household to settle elsewhere. 2. Fair Rental Value: If an insured peril makes that part of the dwelling, unit or detached private structures rented to others or held for rental by you unfit for occupancy, we insure its Fair Rental Value. Payment shall be for the reasonable time required to repair or replace that part of the dwelling, unit or detached private structures rented or held for rental. Fair Rental Value shall not include any expense that does not continue while that part of the dwelling, unit or detached private structures rented or held for rental is unfit for occupancy. 3. Prohibited Access: If a civil authority prohibits access to your dwelling or unit: a. as a direct result of damage to neighbouring premises by an Insured Peril under this form, we insure any resulting Additional Living Expense and Fair Rental Value loss for a period not exceeding 30 days; or b. by order for mass evacuation as a direct result of a sudden and accidental event within Canada or the United States of America, we insure any resulting necessary and reasonable increase in living expense incurred by you for a period not exceeding 30 days from the date of the evacuation order. This coverage does not increase the limit provided under Coverage D. This coverage is subject to the policy deductible and applies to and. 200_2015_02 Page 2 of 9

3 You are not insured for any claim arising from evacuation resulting from: (iii) (iv) (v) (vi) flood; earthquake; war, invasion, act of a foreign enemy, hostilities, civil war, rebellion, revolution, insurrection or military power; any nuclear incident as defined in the Nuclear Liability Act or any other nuclear liability act, law or statute, or any law amendatory thereof or nuclear explosion, except for ensuing loss or damage which results directly from fire, lightning or explosion of natural, coal or manufactured gas; contamination by radioactive material; or caused directly or indirectly, in whole or in part, by terrorism or by any activity or decision of a government agency or other entity to prevent, respond to or terminate terrorism regardless of any other cause or event that contributes concurrently or in any sequence. We do not insure the cancellation of a lease or agreement. The term "civil authority" referred to in Coverage D shall mean any person acting under the authority of the Governor General in Council of Canada or the Lieutenant Governor in Council of a Province, and/or any person acting with authority under a Federal, Provincial or Territorial legislation with respect to the protection of persons and property in the event of an emergency. Coverage U - Condominium Unit Protection (applicable to Condominium and Bare Land Condominium owners) U1. Unit Improvements and Betterments: We insure loss or damage caused by an insured peril to unit improvements and betterments made or acquired by you for an additional amount of up to 100% of Coverage C, including: any building, structure, outdoor hot tub or swimming pool on your premises; materials and supplies within your unit for use in such improvements and betterments. Any amounts over 100% may be claimed under Coverage C but does not increase the Coverage C limit. U2. Property Loss Assessment/Levy: We will pay for an additional amount of up to 250% of the limit shown on the Coverage Summary Page under Coverage C (or such higher amount shown on the Coverage Summary Page) of your share of any special assessment/levy if: the assessment/levy is valid under the Condominium Corporation s governing rules; and it is made necessary as a result of direct physical loss or damage to the collectively owned condominium common property and common assets caused by an insured peril. Deductible Coverage: We will not pay more than $25,000 or the amount shown on the Coverage Summary Page for that part of an assessment/levy made necessary by a deductible clause in the Condominium Corporation s insurance policy. U3. Unit Additional Protection: We insure your unit for an additional amount of up to 250% of the limit shown on the Coverage Summary Page under Coverage C (or such higher amount shown on the Coverage Summary Page), excluding your improvements and betterments to it, if the Condominium Corporation has no insurance, its insurance is inadequate, or it is not effective. We will cover the portion of any insured loss to your unit that is below the deductible clause in the Condominium Corporation s insurance policy and for which you are being held responsible. EXTENSIONS OF COVERAGE: The following extensions are being provided at no additional charge. Some of these extensions increase the amount of insurance and others are part of the amount of insurance shown on the Coverage Summary Page. These extensions increase the amount of insurance shown on the Coverage Summary Page: 1. DEBRIS REMOVAL: We will pay the reasonable cost of removing debris caused by loss or damage to property insured by this policy as a result of an insured peril. If the amount payable for loss, including debris removal expenses, is greater than the amount of insurance on your dwelling or personal property an additional 5% of that amount will be available to cover debris removal expense. This coverage is subject to the policy deductible. 2. REWARD: We will pay up to $2,000 for information which leads to a conviction for arson, burglary, robbery or theft in connection with a loss to property insured by this form. The $2,000 limit will not be increased regardless of the number of persons providing information. This coverage is not subject to a deductible. These extensions are part of the amount of insurance shown on the Coverage Summary Page: 3. BYLAWS EXTENSION: We will pay up to $30,000 for the additional cost of demolition, repair or construction in order to comply with an in force bylaw regulating the demolition, repair or construction of the Dwelling Building and Detached Private Structures, providing there is loss or damage as a result of an insured peril. This includes: loss resulting from the demolition of any undamaged portion of the building or structures; or the cost of demolition and removal of any undamaged portion of the building or structures; or the increased cost of repairing, replacing, constructing or reconstructing the building or structures. We will not pay: more than the minimum amount required to comply with the enforceable bylaw; the additional cost unless you rebuild, repair or replace on the same site for the same use and occupancy. This coverage is subject to the policy deductible. 4. CHANGE OF TEMPERATURE: We insure your personal property damaged by change of temperature resulting from physical damage to your dwelling, unit or equipment by an insured peril. This only applies to personal property kept in the dwelling or unit. This coverage is subject to the policy deductible. 5. CREDIT, DEBIT, ATM CARDS, FORGERY AND COUNTERFEIT MONEY: We will pay for: your legal obligation under Canadian Law because of the unauthorized use by any person other than an insured of credit cards issued to you or registered in your name provided you have complied with all the conditions under which the card was issued; loss caused by theft of debit or automated teller cards issued to you or registered in your name provided you have complied with all of the conditions under which the card was issued; loss to you caused by forgery or alteration of cheques, drafts or other negotiable instruments; loss arising from your acceptance in good faith of counterfeit Canadian or United States paper currency. We will not pay under or above for your obligation arising from the use of a card by any person living in your household or any person entrusted with the card. The most we will pay under this coverage is $10,000 during the policy period. This coverage is not subject to a deductible. 6 DAMAGE TO DWELLING: If you are a Tenant or Condominium Unit owner, you may apply up to $500 of your Personal Property insurance to pay for damage, not including fire damage: to the portion of the dwelling you occupy as a private residence directly caused by theft or attempted theft; to the interior of the dwelling directly caused by vandalism or malicious acts; to the dwelling caused by impact by aircraft or land vehicle. This coverage is subject to the policy deductible. 7. FIRE DEPARTMENT CHARGES: We will reimburse you up to $10,000 or up to the amount shown on the Coverage Summary Page if a fire department charges for attending your premises to save or protect insured property from loss or damage, or further loss or damage insured against by this form. This coverage is not subject to a deductible. 8. HOME FREEZERS AND FOOD SPOILAGE: We will pay for loss or damage to your food freezer(s) and frozen food in the freezer(s) caused by spoilage resulting from: mechanical or electrical breakdown of the freezer unit; failure or interruption of the power supply. When a breakdown or power interruption happens, you must take all reasonable steps to save or preserve the food from spoilage, and we will pay for any reasonable extra expenses you incur in doing so. We do not insure: loss or damage caused by inherent vice or natural spoilage; loss or damage caused by accidental or manual disconnection of the appliance from the dwelling power supply; expenses incurred in the acquisition of the frozen food; damage that occurs while the freezer is being repaired or refinished. This coverage is not subject to a deductible. 9. INFLATION PROTECTION: If there is a loss insured under Section I, we will automatically increase the amounts of insurance shown on the Coverage Summary Page under Section I by amounts which are solely 200_2015_02 Page 3 of 9

4 attributable to the inflation increase since the inception date of this policy, the latest renewal or anniversary date or from the date of the most recent change to the amounts of insurance shown on the Coverage Summary Page, whichever is the latest. On renewal or anniversary date, we will automatically increase the amounts of insurance shown on the Coverage Summary Page under Section I by amounts which are solely attributable to the inflation increase since the inception date of this policy or the latest renewal or anniversary date. 10. LOCK REPLACEMENT: We will pay up to $1,000 to replace or re-key, at our option, the locks on your principal residence if your keys are stolen, provided the theft is reported to the police or law enforcement agency having jurisdiction at the location of the theft. This coverage is not subject to a deductible. 11. OUTDOOR TREES, SHRUBS, PLANTS AND LAWNS: You may apply up to 5% in all of the amount of insurance on your dwelling (if you are a homeowner) or personal property (if you are a condominium unit owner) to outdoor trees, plants, shrubs, lawns and artificial grass on your premises. Including debris removal expenses, we will not pay more than: $1,500 for any one tree, plant, shrub or lawn; $50,000 for any one loss. We insure these items against loss caused by fire, lightning, explosion, impact by aircraft or land vehicle, riot, vandalism or malicious acts, as described under Specified Perils. We do not insure items grown for business or commercial purposes or items located more than 75m (250 feet) from the dwelling. This coverage is subject to the policy deductible. 12. PRIVATE POWER AND LIGHT POLES: We will pay up to $1000 as an additional amount of insurance for direct physical loss or damage to private power and light poles, outside wiring and attachments which you own on your premises. Attachments include attached switch boxes, fuse boxes and other electrical equipment mounted on poles you own. This coverage is subject to the policy deductible. 13. PROPERTY REMOVED: If you must remove insured property from your premises to protect it from loss or damage, it is insured by this form for 90 days or until your policy term ends - whichever occurs first. The amount of insurance will be divided in the proportions that the value of the property removed bears to the value of all insured property at the time of loss. This coverage is subject to the policy deductible. 14. SAFETY DEPOSIT BOX: We will pay up to $10,000 for property (money excluded) contained in a safety deposit box vault located in a chartered bank, credit union or trust company. We will pay for loss or damage directly resulting from burglary, robbery or attempted thereat. This coverage is not subject to a deductible. 15. TEAR OUT: If any walls, ceilings or other parts of insured buildings or structures (if you are a homeowner) or improvements and betterments (if you are a tenant or condominium unit owner) must be torn apart so that water damage insured by this policy can be repaired, we will pay the cost of such work and its restoration. The cost of tearing out and replacing property to repair damage related to outdoor domestic water containers and their attached equipment, or public watermains, is not insured. This coverage is subject to the policy deductible. 16. DRIVEWAYS, SIDEWALKS, WALKWAYS AND RETAINING WALLS: You may apply up to 10% in all of the amount of insurance on your dwelling (if you are a homeowner) or personal property (if you are a condominium unit owner) to driveways, sidewalks, walkways and retaining walls on your premises. We insure these items against loss caused by fire, lightning, explosion, impact by aircraft or land vehicle, riot, vandalism or malicious acts, as described under Specified Perils. We do not insure items located more than 75m (250 feet) from the dwelling. This coverage is subject to the policy deductible. 17. IDENTITY THEFT: We will reimburse you up to $10,000 or up to the amount shown on the Coverage Summary Page for expenses you incur resulting from each occurrence of identity fraud. Where this insurance applies to coverage for more than one person, our liability is still limited to the total amount or limit of insurance provided under this protection. This coverage is not subject to a deductible. We insure the following expenses incurred directly and solely as a result of the fraudulent use of your identity: 1. earnings lost by you as a result of time off work to complete fraud affidavits, meet with law enforcement agencies, credit agencies, merchants or legal counsel, up to $1000. maximum per week, for up to 4 weeks; 2. loan application fees for re-applying for loan(s) due to the rejection of the original application because the lender received incorrect credit information; 3. costs for notarizing affidavits or similar documents for law enforcement agencies, financial institutions or similar credit grantors, and credit agencies; 4. costs for sending certified mail to law enforcement agencies, financial institutions or similar credit grantors, and credit agencies; 5. telephone expenses for calls to businesses, law enforcement agencies, financial institutions or similar credit grantors, and credit agencies; 6. reasonable lawyer fees incurred, with prior notice to and approval by us for: your defense against any suit(s) by businesses or their collection agencies; the removal of any criminal or civil judgments wrongly entered against you; or any challenge to the information in your consumer credit report. We do not insure any expenses which are caused or contributed to, in whole or in part, directly or indirectly, by: 1. your fraudulent, dishonest, or criminal act; 2. your business or commercial pursuits; 3. your own use of your identity or credit; or 4. your intentional misuse of your identity or credit. This coverage does not apply to losses covered under the Credit, Debit, ATM Cards, Forgery and Counterfeit Money coverage. ADDITIONAL CONDITIONS 1. You must comply with all of the terms and requirements stipulated with the issuance of any bank or credit card including secure storage of PINS (Personal Identification Numbers) and personal information. 2. All costs incurred which are submitted for payment under this endorsement must be directly and solely as a result of the fraudulent use of your credit or identity, and/or the process subsequently required to restore your credit history or to contact merchants, financial institutions, or similar credit grantors and credit agencies relating to the theft of your identity or to a fraud perpetrated against you. 3. If you do not comply with 1) above, you will not be entitled to any coverage under this endorsement, and if any of your costs do not directly and solely result from the use or process described in 2) above, you will not be entitled to reimbursement for them. In addition to the duties described in the Requirements after Loss section of the policy Statutory Conditions, you shall also notify an applicable law enforcement agency upon the occurrence of any identity fraud. 18. DOMESTIC FUEL OIL ESCAPE: We will pay up to $50,000 or the amount shown on the Coverage Summary Page for loss or damage to your personal property resulting from a sudden and accidental release, discharge, overflow or dispersal of domestic fuel oil from your fixed domestic fuel tank(s), apparatus or pipes. This coverage is subject to a $2,500 deductible. We will not pay for: the actual damage to or repair of the fuel tank, apparatus or pipes unless resulting from another peril insured against; loss of fuel oil. We do not insure loss or damage: resulting from a sudden and accidental release, discharge, overflow or dispersal of domestic fuel from your underground domestic fuel tank(s); caused by prior fuel oil leakage; caused by continuous or repeated seepage, leakage, release, discharge, overflow or dispersal of fuel oil; while your dwelling or unit is under construction or vacant, even if permission for construction or vacancy has been given by us. INSURED PERILS All Section I Coverages You are insured against all risks of direct physical loss or damage subject to the exclusions and conditions of this form. PERSONAL PROPERTY NOT INSURED All Section I Coverages We do not insure: 1. business property, other than as shown under Special Limits of Insurance or as shown on the Coverage Summary Page; 2. property of roomers or boarders who are not related to you; 3. samples and goods held for sale; 4. property at any fairground, exhibition or exposition for the purpose of exhibition or sale; 200_2015_02 Page 4 of 9

5 5. any property illegally imported, acquired, kept, stored or transported, or property subject to forfeiture; 6. evidences of debt or title; 7. any property lawfully seized or confiscated unless such property is destroyed to prevent the spread of fire; 8. animals, birds or fish unless the loss or damage is caused by a Specified Peril other than impact by aircraft or land vehicle; 9. motorized vehicles or their equipment except for: wheelchairs or scooters having more than two wheels and specifically designed for the carriage of a person who has a physical disability; power golf carts; lawn mowers, snow blowers, garden-type tractors and other motorized gardening equipment, including attachments and accessories, other than as shown under Special Limits of Insurance or as shown on the Coverage Summary Page; 10. camper units, truck caps or their equipment unless shown on the Coverage Summary Page; 11. aircraft or their equipment; 12. trailers, other than as shown under Special Limits of Insurance or as shown on the Coverage Summary Page; 13. watercraft, including furnishings, equipment, accessories and motors other than as shown under Special Limits of Insurance or as shown on the Coverage Summary Page; 14. sporting equipment where the loss or damage is due to its use. Equipment includes audio, visual, recording, or transmitting equipment powered by the electrical system of a motor vehicle or aircraft. Equipment does not include spare automobile parts. LOSS OR DAMAGE NOT INSURED All Section I Coverages In this section of the policy the words caused by mean directly, indirectly or in any way caused by or resulting from. We do not insure: 1. scratching, abrasion or chipping of any personal property or breakage of any fragile or brittle articles unless caused by a Specified Peril, earthquake, accident to a land vehicle, watercraft or aircraft, or theft or attempted theft; 2. buildings, units or structures used in whole or in part for any business farming, or agricultural purposes unless declared on the Coverage Summary Page; 3. loss or damage caused by wear and tear, inherent vice, deterioration, defect or mechanical breakdown, rust or corrosion, wet or dry rot or fungi or spores. the cost or expense for testing for, monitoring, evaluating or assessing the presence, existence, nature or extent of any actual, alleged or suspected fungi or spores. 4. the cost of making good faulty materials, faulty workmanship or improper design; 5. settling, expansion, contraction, moving, bulging, buckling, shrinking, or cracking except resulting damage to building glass; 6. losses or the increased costs of repairs or replacement due to the enforcement of any law regulating the zoning, demolition, repair or construction of dwellings; except as provided for under Bylaws in the Extensions of Coverage section of this policy; nor do we insure loss or damage: 7. caused by domestic animals, and/or pets, birds, vermin, raccoons, rodents or insects, except loss or damage to building glass; 8. caused by smoke from agricultural smudging or industrial operations; 9. to outdoor radio and TV antennae (we do insure satellite dishes) and their attachments caused by: windstorm or hail; weight, pressure or melting of ice, snow or sleet; collapse; 10. occurring after your dwelling or unit has, to your knowledge, been vacant for more than 30 consecutive days; 11. caused by any nuclear incident as defined in the Nuclear Liability Act, or any other nuclear liability act, law or statute, or any law amendatory thereof, or nuclear explosion, except for ensuing loss or damage which results directly from fire, lightning or explosion of natural, coal or manufactured gas; 12. or expense caused by chemical, biological and/or radioactive contamination; 13. caused by war, invasion, act of a foreign enemy, hostilities, civil war, rebellion, revolution, insurrection or military power; 14. caused by any intentional or criminal act or failure to act by: any person insured by this policy; or any other person at the direction of any person insured by this policy, and the loss or damage is excluded even though the act, failure to act or direction is by only one and not all of the persons insured by this policy; 15. to personal property while undergoing any process or while being worked on, where the damage results from such process or work, but resulting damage to other property is insured; 16. caused by snowslide, earthquake, landslide, mudflow or any other earth movement. If any of these results in fire or explosion, we will pay only for the resulting loss or damage; 17. caused by theft or attempted theft: which happens at any other dwelling or unit which you own, rent or occupy, except while you are temporarily living there; from the part of the dwelling or unit rented to others, by any tenant, tenant s employee or member of the tenant s household; of property in or from a dwelling or unit under construction unless the dwelling or unit is occupied or the Dwelling Under Construction Endorsement is shown on the Coverage Summary Page; Tenant includes any person who has your permission to occupy your dwelling or unit or any part of it. 18. caused by vandalism or malicious acts or glass breakage: occurring while your dwelling or unit is under construction unless Dwelling Under Construction Endorsement is shown on the Coverage Summary Page; occurring while your dwelling or unit is vacant even if permission for vacancy has been given by us; caused by you; 19. caused by contamination or pollution, or the release, discharge, escape or dispersal of contaminants or pollutants, except as provided for under Domestic Fuel Oil Escape in the Extensions of Coverage section of this policy; 20. resulting from a change in ownership of property that is agreed to, even if that change was brought about by trickery or fraud; 21. caused by water unless the loss or damage resulted from: (e) the sudden and accidental escape of water from a watermain; the sudden and accidental escape of water or steam from within a plumbing, heating, sprinkler or air conditioning system or domestic water container, which is located inside your dwelling or the building containing your condominium unit; the sudden and accidental escape of water from a domestic water container located outside your dwelling or the building containing your condominium unit. However, such damage is not covered when the escape of water is caused by freezing; water which enters your dwelling, or the building containing your condominium unit, through an opening which has been created suddenly and accidentally by an insured peril other than Water Damage; water from the accumulation of ice or snow on the roof or eavestrough, which enters the dwelling through a roof. However, we do not insure loss or damage: i) caused by continuous or repeated seepage, leakage, discharge or overflow of water; ii) iii) iv) caused by the backing up or escape of water from a sewer, sump, septic tank, storm drain, drain, eavestrough or downspout unless sewer backup coverage is shown on the Coverage Summary Page; caused by seepage or leakage of water below the surface of the ground including through sidewalks, driveways, foundations, walls, basement or other floors or through, under or around doors, windows or other openings, unless the loss or damage resulted from the escape of water from a water main, swimming pool or equipment attached; caused by ground water or rising of the water table; v) caused by surface waters, unless the water escapes as described in above; vi) vii) viii) ix) caused by flood; to a watermain; to a system or appliance from which the water escaped; occurring while the dwelling or unit is under construction unless the Dwelling Under Construction endorsement is shown on the Coverage Summary Page; 200_2015_02 Page 5 of 9

6 x) while your dwelling or unit is vacant even if permission has been given for vacancy; xi) caused by freezing of a plumbing, heating, sprinkler or air conditioning system or of a domestic water container: In this exclusion: that is not within a building, unit or structure, heated during the usual heating season; or occurring in a building, unit or structure that is unoccupied, unless you have taken reasonable care to maintain heat in the building, unit or structure or shut off the water supply and drained the system or appliance of water. a plumbing system does not include eavestroughs or downspouts a domestic water container includes waterbeds and aquariums. 22. to data; caused by data problem. However, if the loss or damage caused by data problem results in the occurrence of further loss or damage to property insured that is directly caused by a Specified Peril (excluding losses arising from vandalism or malicious acts), this exclusion shall not apply to such resulting loss or damage. 23. occurring while a mobile home is being moved except in an emergency to protect it when endangered by an insured peril. Moving includes the period of time during which the levelling jacks/blocks are removed or all utilities are disconnected. 24. due to the conversion, embezzlement or secretion by any person in possession of a mobile home. 25. caused by terrorism or by any activity or decision of a government agency or other entity to prevent, respond to or terminate terrorism regardless of any other cause or event that contributes concurrently or in any sequence to the loss or damage, but you are still insured for ensuing loss or damage which results directly from fire or explosion, as described in Specified Perils. 26. caused by, or in any way arising from, any activity connected with the growth, manufacturing, storage, production or distribution of any drug(s), narcotic(s) or illegal substance(s) including any alteration of the premises or structures to facilitate such activity, whether or not you have or have had any prior knowledge of such activity. 27. caused by freezing, thawing, or pressure or weight of water, ice, snow or sleet, whether driven by wind or not, to any fence, patio, pavement, outdoor domestic water container or attached equipment, public water main, foundation, retaining wall, bulkhead, pier, wharf or dock. SPECIFIED PERILS Subject to the exclusions and conditions in this policy, Specified Perils means: 1. fire; 2. lightning; 3. explosion. This peril does not include electric arcing or water hammer; 4. smoke due to a sudden, unusual and faulty operation of any heating or cooking unit in or on the premises; 5. falling object which strikes the exterior of a building; 6. impact by aircraft or land vehicle. Animals, birds or fish are not insured under this peril; 7. riot; 8. vandalism or malicious acts, not including loss or damage caused by theft or attempted theft; 9. water damage meaning damage caused by: the sudden and accidental escape of water from a watermain; the sudden and accidental escape of water or steam from within a plumbing, heating, sprinkler or air conditioning system or domestic water container, which is located inside your dwelling or the building containing your condominium unit; the sudden and accidental escape of water from a domestic water container located outside your dwelling or the building containing your condominium unit. However, such damage is not covered when the escape of water is caused by freezing; water which enters your dwelling, or the building containing your condominium unit, through an opening which has been created suddenly and accidentally by an insured peril; 10. windstorm or hail; 11. transportation meaning loss or damage caused by collision, upset, overturn, derailment, stranding or sinking of any automobile or attached trailer in which the insured property is being carried. This would also apply to any conveyance of a common carrier, but does not include loss or damage to property in a vacation or home trailer which you own. BASIS OF CLAIM PAYMENT We will pay for insured loss or damage up to your financial interest in the property, but not exceeding the applicable amount(s) of insurance for any loss or damage arising out of one occurrence. If the dwelling or detached private structure is of log or panabode type construction, then the replacement of any log will be made only if the structural integrity of the dwelling or structure has been lost. If the structural integrity of the dwelling or structure has not been lost, then we will pay for the cleaning and/or repairing of said log with either natural or plastic wood. Amounts Not Reduced: Any loss or damage shall not reduce the amounts of insurance provided by this policy. Deductible: We are responsible only for the amount by which the loss or damage caused by any of the insured perils exceeds the amount of the deductible shown on the Coverage Summary Page in any one occurrence. If your claim involves personal property on which the "Special Limits of Insurance" apply, the limitations apply to losses exceeding the deductible amount. Vandalism by Tenant Deductible: Any claim for vandalism or malicious acts loss or damage caused by the tenant(s), any member of the same household, their guests or friends, is subject to a minimum deductible of $2500 or the deductible amount shown on the Coverage Summary Page, whichever is greatest. Definitions REPLACEMENT COST means the cost, at the time of loss, of repairs or replacement (whichever is lower) with new property of similar kind and quality, without deduction for depreciation. ACTUAL CASH VALUE means the cost of replacement less any depreciation. In determining depreciation, we will consider the condition of the property immediately before the damage, its resale value and its normal life expectancy. GUARANTEED REPLACEMENT COST (applicable to Coverage A Dwelling Building only) means the full replacement cost reasonably incurred to repair or replace the dwelling(s) even if it is more than the amount of insurance for Coverage A. This applies only if you: carry insurance on your dwelling(s) equal to 100% of its replacement cost as determined by a valuation guide acceptable to us or by a professional appraisal acceptable to us; repair or replace your dwelling(s) on the same location with a dwelling(s) of the same occupancy constructed with material of similar quality; notify us within 90 days if you make any improvements, extensions or additions which will increase the replacement cost of the dwelling value by more than $10,000. repair or replace the damaged or destroyed dwelling(s), otherwise, we will pay the actual cash value. Coverage A - Dwelling Building & Coverage B - Detached Private Structures If you repair or replace the damaged or destroyed dwelling on the same location with a dwelling of the same occupancy, constructed with materials of similar quality within a reasonable time after the damage, you may choose, as the basis of loss settlement, either or below or if indicated on the Coverage Summary Page; otherwise, settlement will be as in. In determining the cost of repairs or replacement under or below we will not pay or include the increased costs of repairs or replacement due to the enforcement of any law regulating the zoning, demolition, repair or construction of dwellings. The Replacement Cost at the time of loss. In this case, we will pay in the proportion that the applicable amount of insurance bears to 80% of the replacement cost of the damaged building(s) at the time of loss, but not exceeding the actual cost incurred. The Actual Cash Value of the damage at the time of loss. The Guaranteed Replacement coverage Cost of the damaged dwelling at the time of the loss. This coverage is only applicable to Coverage A Dwelling Building. Single Limit of Insurance If Single Limit is indicated on the Coverage Summary Page your policy includes this protection which may be applied to insured loss or damage to the property insured by this policy, except for personal property with Special Limits of Insurance. Loss or damage caused by earthquake is not covered under this protection. The Single Limit of insurance is the sum of the amounts shown on the Coverage Summary Page for Coverage A - Dwelling Building, Coverage B Detached Private Structures, Coverage C Personal Property and Coverage D Additional Living Expenses and is the maximum amount we will pay for 200_2015_02 Page 6 of 9

7 insured loss or damage in any one occurrence. In the event an insured loss to your dwelling exceeds the Coverage A limit shown on the Coverage Summary Page we will settle the dwelling loss in accordance with the Guaranteed Replacement Cost coverage. In such a case, the Coverage A limit shown on the Coverage Summary Page is subtracted from the Single Limit and any loss on Coverage B, C or D will be paid up to the remaining portion of the Single Limit. Coverage C - Personal Property If you repair or replace the lost or damaged property as soon as reasonably possible within one year after the date of loss we will pay for all personal property on a replacement cost basis. 1. Electronic media - we will pay the cost of reproduction from duplicates or from originals of the previous generation of the media. We will not pay for the cost of gathering or assembling information or data for reproduction. 2. Other records including books of account, drawings or card index systems - we will pay the cost of blank books, pages, cards or other materials plus the cost of actually transcribing or copying the records; 3. Property described under "Special Limits of Insurance" - we will not pay more than the applicable limit under either the replacement cost or actual cash value basis. 4. We will pay for the following personal property on an actual cash value basis: (e) articles that cannot be replaced with new articles because of their inherent nature, including but not limited to antiques, fine arts, paintings and statuary; articles for which their age or history substantially contributes to their value, such as memorabilia, souvenirs, and collectors items; property that has not been maintained in good or workable condition; property that is no longer used for its original intended purpose; property that has not been repaired or replaced within one year after the date of loss. Dwelling/Unit Improvements and Betterments (Tenants and Condominium Unit Owners only) If you replace or repair damaged or destroyed building(s) or unit improvements and betterments at your expense with materials of similar quality within a reasonable time after damage we will pay for the actual cost of repairs or replacement (whichever is less) without deduction for depreciation. If loss or damage is not replaced or repaired, we will pay the actual cash value of the loss or damage at the date of the occurrence. Insurance under more than one policy: If you have insurance on specifically described property, this policy will be considered excess insurance and we will not pay any loss or claim until the amount of such other insurance is used up. In all other cases, we will pay our rateable proportion of the loss or claim under this policy. Subrogation: We will be entitled to assume all your rights of recovery against others and bring action in your name to enforce these rights when we make payment or assume liability under this policy. We agree to waive our rights to any claim against the Condominium Corporation, its Directors, Property Managers, agents and employees, except for arson, fraud and vehicle impact. We shall not consider independent contractors as being agents or employees of the Condominium Corporation, its Directors, Property Managers or of the unit owners. Your right to recover from us is not affected by any release from liability entered into by you prior to loss. Statutory Conditions: All of the conditions set out under the title Statutory Conditions apply with respect to all of the perils insured under Section I except that these conditions may be modified or supplemented by the provisions of the said Section I or by forms or endorsements which modify Section I. SECTION I - OPTIONAL COVERAGES DWELLING UNDER CONSTRUCTION COVERAGE If the Coverage Summary Page indicates this endorsement at a location we insure your dwelling at that location while it is unoccupied and under construction. We insure: 1. Dwelling Building, Detached Private Structures and Personal Liability for the amounts indicated on the Coverage Summary Page; 2. Personal Property up to a maximum of $10,000 and not the limit shown on the Coverage Summary Page; 3. Personal Property, Additional Living Expenses, Personal Liability, Voluntary Medical Payments and Voluntary Property Damage at a temporary location if indicated on the Coverage Summary Page. On the commencement of permanent occupancy by you, coverage will automatically become Homeowners Coverage as indicated on the Coverage Summary Page and this endorsement will no longer apply. We do not insure: 1. penalties or liquidated damages for non-completion of, or delay in completion of contract or non-compliance with contract conditions; 2. costs incurred solely in an effort to eliminate or reduce penalties or liquidated damages for which the Insured may be contractually liable; 3. loss or damage caused directly or indirectly by cessation of work or by interruption of construction, unless directly caused by a peril otherwise insured under Section I Property Coverages. Coverage under this endorsement is subject to the deductible as indicated on the Coverage Summary Page. All other terms, conditions, provisions, definitions and exclusions of the policy to which this endorsement applies remain unchanged. EARTHQUAKE COVERAGE If the Coverage Summary Page indicates this endorsement at a location we insure that location for direct physical loss or damage caused by the peril of earthquake. Coverage under this endorsement applies to your Dwelling Building, Detached Private Structures, Personal Property, Additional Living Expense, Unit Improvements and Betterments, Property Loss Assessment/Levy Coverage and Unit Additional Protection. Coverage under this endorsement does not extend to loss or damage that is not insured under or is excluded by the Section 1 Coverages of the policy to which this endorsement is attached. DEFINITIONS: EARTHQUAKE means a sudden and violent shaking of the ground caused by volcanic action or movement within the earth s crust and the resulting release of seismic shock and energy waves, and shall include snow slide, landslide and other earth movements occurring concurrently with and directly resulting from an earthquake shock. SINGLE EARTHQUAKE means one or more earthquake shocks that occur within 168 consecutive hours during the policy period. LOSS OR DAMAGE NOT INSURED: In this section of the endorsement the words caused by mean directly, indirectly or in any way caused by or resulting from. We do not insure loss or damage caused by: 1. any of the following perils whether or not caused by or attributable to earthquake: explosion, smoke, leakage from fire protective equipment, vandalism or malicious acts, theft, flood; 2. any earthquake which occurs before this endorsement becomes effective or after the expiration date of this policy; 3. the increased cost of repairs or replacement due to the enforcement of any law regulating the zoning, demolition, repair or construction of dwellings, except as provided for under Bylaws in the Extensions of Coverage section of this policy; or 4. increased costs associated with land stabilization. BASIS OF CLAIM PAYMENT Amount of Insurance: We will pay up to the amount of insurance indicated on the Coverage Summary Page in any one occurrence. Earthquake Condominium Unit Protection: U2. Property Loss Assessment/Levy: We will pay up to $25,000 of your share of any special assessment/levy if: the assessment/levy is valid under the Condominium Corporation s governing rules; and it is made necessary as a result of direct physical loss or damage to the collectively owned condominium common property and common assets caused by the peril of earthquake; and it is made necessary by a deductible clause in the Condominium Corporation s insurance policy. U3. Unit Additional Protection: We will pay up to $25,000 for direct loss or damage to your unit caused by the peril of earthquake if: Deductible: the Condominium Corporation has no insurance, its insurance is inadequate, or it is not effective; and it is below the deductible clause in the Condominium Corporation s insurance policy. Coverage under this endorsement is subject to its own deductible for each single earthquake. We will pay that part of the loss exceeding the percentage deductible, up to the amount of insurance indicated on the Coverage Summary Page.
