2 What is PascoFix! PascoFix! are programs to assist homeowners fix and repair their homes in order to make the buildings safe and decent.

3 Funding Provided By: State Housing Initiatives Partnership (SHIP) Program, provided by the State of Florida through the Florida Housing Finance Corporation. HOME Investment Partnership (HOME) Program, provided by the United States government through the United States Department of Housing and Urban Development.

4 Owner-Occupied Rehab Program This program provides major housing rehabilitation to homes, including roof repair, electrical repair, substantial code violations, handicapped modifications, connecting to utilities and creating additional living space.

5 Who Is Eligible? For the Owner-Occupied Rehab Program, the maximum annual income is: 1 Persons $31,850 2 Persons $36,500 3 Persons $40,950 4 Persons $45,400 5 Persons $49,100

6 Other Rules Income of All Residents in House Must be Counted Maximum Value: $240,000 No more than 95% Debt on Property

13 Do I Have To Pay These Funds Back? The funds from Pasco County will be a 0% interest loan. Repayment of these funds help sustain our programs, allowing other people to be assisted in the future. However, we do not want to put your family in a situation that is not sustainable and will cause you financial hardship. Depending on the program and your eligibility you will either payback your loan monthly or payments will start in three or five years. If your situation changes, such as income, employment or household disposition, you may apply to have your payments reduced or deferred. However, this is a mortgage on your home and the County will take the appropriate action if you fail to pay your loan and do not cooperate with us to resolve your financial issues. Funding Provided By: United States Department of Housing and Urban Development (HOME Program) State of Florida Housing Finance Corporation (SHIP Program) United States Department of Agriculture (Housing Preservation Program) Maximum Income Levels For the Owner Occupied and Housing Preservation Program, the maximum household income is: 1 Person $31,850 2 Persons $36,400 3 Persons $40,950 4 Persons $45,400 5 persons $49,100 For the Housing Investment Partnership and the Small Repair Program, the maximum household income is: 1 Person $47,760 2 Persons $54,600 3 Persons $61,440 4 Persons $68,160 5 Persons $73,680 6 persons $73,680 Eligible Homes This program is available countywide, including the six cities. Single family homes, villas, condominiums and town homes are eligible. Mobile homes and manufactured housing units are not eligible. The value of the property cannot exceed $240,000 when completed. 14 PascoFIX - Pasco County Housing Rehabilitation Programs for Homeowners The Owner Occupied Rehabilitation Program is for homeowners that need major repairs on their homes. Eligible applicants must have incomes under a certain amount (see chart on reverse). Eligible repairs include, but are not limited to creating additional living space; correcting substantial code violations, such as bad roofs and ceilings; upgrading electrical, heating, sewer, or water facilities; and making handicapped modifications. After construction, the house must meet the current code. We cannot fix the roof and ignore a dangerous electrical situation. Loan payments may be payback or deferred (see information on reverse). The Housing Investment Partnership Program is for small repairs and modifications. The maximum amount of the repairs cannot exceed $10,000, or the cost of a roof replacement. Eligible applicants have incomes under a certain amount (see chart on reverse). Eligible repairs include but are not limited to, correcting substantial code violations, such as bad roofs and ceilings; upgrading electrical, heating, sewer, or water facilities, and making handicapped modifications. Participants in this program must provide at least 10% of the construction cost. Loans are deferred for 5 years (see information on reverse). The Housing Preservation Program is a special program for the Lacoochee and Trilby communities. This program provides the same assistance as the Owner Occupied Rehabilitation Program, but has more favorable loan terms. Eligible applicants must have incomes under a certain amount (see chart on reverse). Eligible repairs include but are not limited to creating additional living space; correcting substantial code violations, such as bad roofs and ceilings; upgrading electrical, heating, sewer, or water facilities; and making handicapped modifications. After construction, the house must meet the current code. We cannot fix the roof and ignore a dangerous electrical situation. The loan payments are deferred for 3 years, after which payments would begin (see information on reverse). The Small Repair Program provides assistance to homeowners that have more debt on their property than their property is worth. If you have the ability to repay the loan, the County can lend you up to $10,000 or the cost of a roof. Eligible applicants must have incomes under a certain amount see chart on reverse. Eligible repairs include: correcting substantial code violations, such as bad roofs and ceilings; upgrading electrical, eating, sewer, or water facilities, and making handicapped modifications.
