14 Guaranteed Loan Benefits Closing costs, repairs, & improvements may all be financed Can be combined with other housing programs Can loan on acreages, as long as not income producing Outbuildings = acceptable, as long as not income producing Interior/Exterior repairs can be escrowed Can retain a home and purchase a new one, as long as current home no longer adequately meets application s need
15 Guaranteed Loan Benefits 90% Loan Note Guarantee (USDA provides up to a 90 percent guarantee to the lender on qualifying loans, reducing the lender s risk in the event of a default by the borrower) Original principal loan amount $150,000 Maximum loss claim payout $135,000

17 Annual & Upfront Guarantee Fee GRH Loans are subject to reduced fees as of October 1, 2016: Upfront guarantee fee (1.0%) Non-refundable May be passed onto the borrower Can be loaned above the appraised value Annual fee (.35%) Based off the annual scheduled unpaid principal balance of the loan for the life of the loan May be passed onto the borrower May be escrowed

22 504 Program Facts Very Low Income Limit Own Home 1% loan up to 20 years $20,000 outstanding at one time Grant for those over 62 years of age Remove Health & Safety Hazards $7,500 lifetime limit
23 504 Eligible Purposes Loan funds are available to: Improve or modernize a home Make the home safer or more sanitary Remodel the home to make it more accessible for household members with disabilities Grant funds are available to: Remove health & safety hazards Remodel the home to make it accessible for household members with disabilities Identified health and safety hazards should be separated and documented specifically from the loan improvements and other sources of partnership funds
24 504 Eligible Purposes storm doors, windows, roof, structural support, water heater, electrical, plumbing, furnace, steps, handrails, water and sewer systems, insulation, accessibility items such as a ramp, high rise stool, grab bars, bathtub/shower modifications, etc.
25 504 Eligible Purposes Repairs to manufactured homes: Applicant must own the home and the site Repairs must remove health or safety hazards Home must be on a permanent foundation or put on a permanent foundation with 504 funds
26 Applicant MUST: Be very low-income Applicant Eligibility Own and occupy the dwelling, leasehold must have an unexpired term of 2 years beyond the term of the note or grant agreement Have a credit history that indicates a reasonable ability to meet debt obligations Be 62 or older to qualify for a grant
