There is a $50 application fee* for each applicant age 18 and over which must be submitted with a completed application. Incomplete applications or applications not accompanied by the appropriate documentation or fees will not be processed and will be returned. *Application fee is waived for applicants that are currently participating in the Section 8 and/or Public Housing Program. 2. AGREEMENT, AUTHORIZATION AND CONSENT FOR RELEASE OF BACKGROUND INFORMATION I understand that in conjunction with my application for tenancy, Whalepond Village/ Heritage Village at Ocean LLC, may use the services of an outside agency to research and verify the information I have provided on my application for housing including my personal background, work history and qualifications. I therefore authorize Whalepond Village/ Heritage Village at Ocean LLC,, CIS, CIS Management Inc., or Yardi Resident Screening (or any authorized entity hired for this purpose) to verify any information provided by me in this tenancy application and any supplemental attachments, including but not limited to: criminal conviction record, current and former employers, credit reports, and personal references and I agree, authorize and consent to the release and disclosure of any and all information including but not limited to the above to Whalepond Village/ Heritage Village at Ocean LLC,, CIS, CIS Management Inc., Yardi Resident Screening and any authorized reporting agency. I further agree, authorize and consent to Whalepond Village/ Heritage Village at Ocean LLC, CIS and/or CIS Management Inc. to obtain a consumer report as well as a criminal and sexual offender report from Yardi Screening Reports (or any other entity hired for this purpose) and/or investigative consumer report, which may contain information about my credit worthiness, credit standing, credit capacity, and criminal background. In accordance with the Fair Credit Reporting Act, I will be notified by Whalepond Village/ Heritage Village at Ocean LLC,. CIS and/or CIS Management Inc. if my tenancy is denied because of information obtained from a consumer reporting agency. I further understand that I may request a copy of the report from the consumer reporting agency having conducted the background investigations. By signing this application, I hereby expressly release Whalepond Village/ Heritage Village at Ocean LLC, and any agent, procurer or furnisher of information, from any liability what-so-ever in the use, procurement, or furnishing of such information, and understand that my application information may be provided to various local, state and/or federal government agencies, including without limitation, various law enforcement agencies. 6 WHALEPOND VILLAGE / HERITAGE VILLAGE AT OCEAN EVERYTHING YOU WANTED TO KNOW ABOUT OUR COMMUNITY 1. Where is the rental community, Whalepond Village, located? We are located on 400 Stacey Drive, Ocean NJ which is off of West Park Avenue within easy reach of many shopping centers along Route 35 from the Monmouth mall in Eatontown to Seaview Square Mall in Ocean Township in Monmouth County. 2. How many apartments are there in the buildings? There are 96 units in 3 buildings. 3. How many styles of apartments are there? 96 (1) bedroom, One (1) bath units approximately 700 sq. ft. Whalepond Village/ Heritage Village at Ocean LLC 4. What are the buy-in fees? There are no buy-in fees. Although Whalepond Village offers many amenities, all apartments are rental. 5. How much shall I estimate as the average monthly expense for utilities? Residents will be responsible for paying their own Gas, Electric, air conditioning, telephone and cable TV. For a one (1) bedroom apartment one can expect to pay approximately $100 per month (total/ Combined) 6. How long are the leases on the apartments and when will the rental rates change? The leases are for one (1) year. The rental rates are affordable and monitored by the State through the Low Income Housing Tax Credit Program and could change yearly. 7. What are the requirements for admission? Anyone is welcome to apply. No applicant will be discriminated against due to race, creed, color, natural origin, nationality, ancestry, religion, age, sex, marital status, or sexual orientation, gender identity or expression, disability, familial status or handicap. Specific financial requirements will be addressed by the Admission Application. 8. What about parking? Parking is available on a first come, first serve basis. 9. What kind of features and amenities will this Community offer? 7 WHALEPOND VILLAGE / HERITAGE VILLAGE AT OCEAN 10. How much annual income do I need to be able to afford to be a resident? Government experts counsel that one can afford to spend as much 60% of his/her annual income on rent. Our trained staff can work with you to establish your individual needs. 11. Exactly how much cash do I have to have available, and when? When you submit your admission application you will need to submit a non-refundable application fee of $50.00 per adult applicant (18 years of age or older). This fee covers processing credit and background checks for each adult applicant. At the time of your appointment with one of our team members to verify your income and assets 12. Are pets allowed? Whalepond Village has a No-Pets Policy (except for Service Animals). 13. What is the policy on an overnight guest? Overnight guests are permitted, however Management must be notified in writing. Guest stays may not exceed 14 days and must be approved by Management prior to the visit. 14. Is smoking allowed? There is NO SMOKING in our indoor/outdoor public areas. The negative health factors associated with passive smoke inhalation prompted this recommendation. 15. If I have a question that is not on this list, may I contact someone for an answer? Yes, call Whalepond Village at While we believe all of these answers will remain in force, some may be subject to change. HOMEOWNER STATEMENT If an applicant owns property, it is considered an asset. An applicant can own a home, so long as their total household income and assets are still under the income and asset limit. If an applicant owned a home that was sold or disposed of in the last two (2) years, the closing papers from the sale of the home must be provided to the team at the time of application. There are many possible scenarios pertaining to home ownership and every case is reviewed on an individual basis.
