2 01 02 INTRODUCTION PARKWAY LIFE REIT What are REITs? Real estate investment trusts (REITs) are listed vehicles that allow investor to consolidate funds for purpose of investing in real estate assets. The REITs structure enables investors who may not want to invest large amount of funds in physical real estate, to enjoy the ownership and resultant benefits of real estate investment and the considerable liquidity afforded through equity capital market trading. Their revenues are derived principally from rental income from their properties which are leased to one or several lessees. REITs receive special tax considerations and typically offer investors a dividend. About Parkway Life REIT ( PLife REIT ) Parkway Life REIT is one of Asia s largest listed healthcare REITs. Listed on Singapore Exchange in August 2007, it invests primarily in income-producing real estate and real estate-related assets used primarily for healthcare and healthcare-related purposes. 3 03 04 PLIFE REIT S LONG TERM STRATEGY PLife REIT s investment mandate covers all healthcare and healthcare related real estate across Asia-Pacific. It s acquisition strategy focuses on countries that are matured, developed and experiencing strong demand for healthcare services while maintaining opportunistic approach on other regional countries. PLife REIT is well positioned to ride on the growing healthcare trend in Asia-Pacific. Due to the highly specialised nature of healthcare assets, it is of paramount importance for PLife REIT to establish mutual beneficial strategic alliances with quality third party healthcare operators. Key strategies include partnering quality healthcare operators requiring capital or embarking on an asset light strategy, as well as collaborating with funds and operators who acquired healthcare business and seek to securitise their real estate assets. Master Lease with Parkway Hospitals Singapore Pte.
