6 Melbourne is Australia s preeminent house and land market THE STRENGTH AND STABILITY OF TRADITIONAL HOUSE AND LAND PACKAGES HAS BEEN PARTICULARLY NOTABLE IN THE STATE OF VICTORIA AND ITS CAPITAL CITY MELBOURNE is Australia s largest and most robust market for new housing estates the number of lots released in Melbourne is nearly 2.5 times that of Sydney and more than 1.7 times that of South East Queensland (Source: UDIA 2016). This is because Melbourne is surrounded by easily developable land, has a relatively streamlined and well-resourced approvals system and attracts the largest share of Australia s population growth. CITY MEDIAN PRICE 12MTH CHANGE 10YR CHANGE Sydney $422, % 3.2% Melbourne $255, % 6.3% Brisbane $229, % 2.8% Adelaide $205, % 4.7% Perth $284, % 2.6% Hobart $160, % 5.4% Source: CoreLogic
7 Further Growth Potential Melbourne maintains a major affordability advantage over other Australian cities. In late 2016, a median priced lot in Melbourne s growth corridors was almost $50,000 cheaper than the National average and more than $190,000 less than Sydney/Woolongong/ Newcastle. Consequently, Melbourne has significant scope to maintain its pattern of sustained, long term growth in the house and land market segment.
