2 Making Money With the Government as Your Bill Collector The best discipline I can ever mention to you is to become a relentless cashflow investor. We all suffer from the temptation of easy money or obscene capital gains, but this should be a very small portion of your investments. Becoming an income collector requires that you stay the course. In reality, 95% of your focus should be on surrounding yourself with multiple streams of income. This should preferably be outside of Wall Street, with private businesses, real estate, and interest income. Stocks, bonds, and options do have a role in our portfolio of assets that provide us with income, but I stingily encourage you to seek out investments that are not in this asset class. Not because a private business is any safer than a publicly listed one, but because a public listed company can easily play with your emotions, driving investors to make irrational decisions. If you own a home or a business today, the odds are you aren t checking your smartphone every hour to check the value. For some, you may never check the value. I know when it comes to my personal residence, long-term rentals, and business, I probably haven t given more than 1 minute of research in finding out how much they are worth today. Sure, I have a ballpark figure in my head, but in the end I just don t care. When it comes to ownership of a dividend-paying stock, even if it offers up the same value and income, I can t help but see the value in a monthly statement or when logging into a brokerage account. Obviously, if the value is up, I m feeling pretty good. But if the value is down, I may question my holdings and forget why I bought the stock in the first place, which was likely due to its yield and cash flow history. Becoming an income collector requires that you stay the course, which is why sometimes it s just easier to stay away from publicly listed stocks, torturing yourself with how low others are willing to sell them for. As much as I despise this violent group called the government, in this month s Cash Flow for Life Letter, we are going to team up with them in order to earn % yields! Earn safe and secured returns with tax lien and deed investing. Many late night infomercials will claim penny-onthe-dollar home purchases with this strategy, but from my experience, this is virtually impossible, and even when applied with a rigorous team, it is a rare find. Most of the properties that end up at a tax deed sale are not nice. Instead, you will find plenty of empty lots that are worthless, and only a few residential or commercial properties with structures that are usually vacant. The vast majority will be in need of some serious repair, but that s okay because in the case of any property with a structure, you really will be buying it for 40 to 50 cents on the dollar. 2
3 3 Types of Property Tax Sales Tax Lien State : When a property owner fails to pay real estate taxes, investors can buy these and receive a fixed return that is enforced by the heavy hand of government. Tax Deed State : If you buy a tax deed, you own the property. It s yours, free and clear. Hybrid Deed State : Like a tax deed state, you won the property immediately. However, the previous owner has anywhere from 6 months to 2 years to repay all back taxes, penalties, and reimbursements to your bid, with additional fees in order to legally recover the property back into their name. So which one is the better buy? It depends. If you re looking for high risk, high reward, then you will want your efforts going towards tax deed states. Looking for a safe income play, tax liens are fixed and have the government as your bill collector. In my opinion, the best states for tax lien investing are Texas and Georgia, because they have a flat penalty rate of 25% for Texas and 20% for Georgia. Now, because this isn t an interest rate, this means your actual return could be much higher. For example, if you buy a lien in Texas and the current owner repays it back the next day, you receive your full balance, plus the 25% penalty! But like most great things in Texas, that s not where it ends. If the redemption period is 6 months for the previous owner and they repay the property taxes 6 months a 1 day from the time you bought them, then the penalty is not 25% instead, it s 50%! Lastly, Texas and Georgia do monthly sales, while other popular states do biannual or quarterly. However, there is one state that beats out everyone when it comes to frequency, and that is Pennsylvania, who holds weekly auctions for their deed sales. Some states, like Florida, also offer a minimum interest rate, which gives you upside potential in your actual return because if the annual rate is 5% but they pay you back in the first month or sooner than the first year, this increases your actual annual return. How to Get Started My suggestion to anyone who would like to include this in their cash flow strategy is to start small. Head over to a smaller county near you, avoiding the larger institutional investors while you get your feet wet. Stick with small-value liens, not homesteaded, and plan on being there through lunch time. Most counties take no breaks when running an auction, however, the investors who roll in with a Rolex usually do take a break for lunch. Go to the county website and review their registration and bidding rules. Some counties require a deposit, but others will allow you 24 hours to show up with certified funds. When bidding on tax liens, remember that this are administered by the government, so don t worry about how you are going to collect. If there is 1 single thing the government is good at, it s tax collection. Your investment is enforced by state law! Remember that penalty states can significantly increase your annual return, although I don t consider there to be a best state. Sometimes the best state is the one you live in, because you can easily go to an auction in person, drive by the property, or feel out an area if you plan to focus your efforts on tax deeds. When buying a tax lien, if it s a residential or commercial property, it s almost always due to an overlooked or missed payment deadline not because it s an abandoned building that is ready to be demoed. 3
4 Action Plan Pick 1 to 3 states, ideally near you. Then start to narrow down your counties, searching through their websites or giving them a call to get a calendar of auctions and a list of liens available for bidding. Attend at least 1 auction without doing anything just observe. Do NOT overthink this. You can do this: attend an auction, bid on a lien or deed, and increase your cash flow!
