1 GUIDE TO ONLINE FILING OF COMPLIANCE FORMS Trust Assurance & Practice Review The Real Estate Council of Alberta (RECA) requires real estate and mortgage brokerages that have received or held trust funds to file a Brokerage s Representations to the Real Estate Council of Alberta (Form 2) and an Accountant s Report (Form 3) within three months of the brokerage s fiscal year end. If you have not received or held money on the account of others during the period being reported on, a broker is required to file a Declaration of Absence of trust transactions (Form 4 -MyRECA online filing only) within three months of the brokerage s fiscal year end. *The Accountant s Report must be completed by a Chartered Accountant, a Certified General Accountant or a Certified Management Accountant, Chartered Professional Accountant. The Brokerages will be able to electronically file Form 2 using their MyRECA account. Accountants engaged by an Alberta brokerage will also be given access to MyRECA for the purpose of electronically filing Form 3 on behalf of an Alberta brokerage. Electronic filing is optional. Brokers wishing to file accounting reports using the current process will still be able to file by sending their reporting to the RECA office via mail at Suite 350, 4954 Richard Road SW, Calgary, AB T3E 6L1, fax or audit@reca.ca. Brokers who wish to file Form 2 electronically should confirm with their chosen accountant that he or she will file Form 3 using MyRECA. Also note that electronic filing is only available to brokers who continue to be the registered broker at the date of filing. The process for electronically filing is very straight-forward. Brokers will submit their required document using the their MyRECA account ( My Brokerage tab- Accounting Reports menu - choose Add new Accounting Report button). Upon successful filing of Form 2, brokers will be provided with a link and an Application ID number, which they will forward to their accountant to complete their Form 3. RECA expects brokers will complete an engagement letter (Form 1) with their chosen accountant however is not required if submitting through MyRECA online. Accountants must also have a MyRECA username and password to complete the Form 3 online.
2 Trust Assurance and Practice Review Forms Please read the instructions below and complete all of the necessary forms in full. Brokerages are still required to report even if they have not maintained a trust account during the period being reported on. Incomplete forms will be returned to the brokerage and may be considered not to have been received. Administrative penalties may be issued if the forms are not received by the required date. 6 Fiscal year end reporting is done here. To complete Form 3 Accountant's Report, your accountant must create a MyRECA account as a Brokerage Accountant. Tutorials are available for them.
7 Read all instructions carefully. Select which type of report you re submitting.
8 First Time Login Brokerage Accountants
9 Once brokerage accountants create an account, they log in here.
10 Select Brokerage Accountant from the drop down menu.
11 Input your business address. Input your phone numbers. At least one should be your business number.
12 RECA reviews your credentials then approves you as a brokerage accountant. Before RECA approval, your account is limited to the personal and contact information found within the My Account tab.
13 Once approved, RECA notifies you, and the Accountant tab appears in your account. This is where you search for Form 3 Accountant Report forms sent to you by a brokerage.
