3 BACKGROUND WE IDENTIFY THE MOST PROFITABLE OPPORTUNITIES FOR INVESTORS THROUGHOUT EUROPE After many years the Spanish real estate market is now showing signs of recovery There are multiple factors at work that give an indication of an easing in the crisis that has hit Europe so badly in recent years. The economy in Europe is finally recovering and there is much greater confidence in the markets. This means that people are once again looking to invest money in Spain.

5 BACKGROUND There is also a belief among investors that property prices have reached rock bottom and are not likely to go down any further. Readily available bank financing is also helping buyers to invest in property once again. Spanish property prices rose to absurd levels during the Spanish property boom, which came to a dramatic halt in Since then Spain has suffered a severe economic crisis, which has further damaged property values, with the result that property prices in many areas are still similar to those existing in Indeed, house prices have dropped by as much as 35%-50% since the boom and now offer exceptional value for money.

7 BACKGROUND But prices vary wildly between different areas of Spain and the market recovery that began in 2012/13 is certainly not everywhere. Over-supply issues were never such a big issue in Mallorca and Ibiza so prices have begun to rise in those locations again already. Spain s National Institute of Statistics (INE) have reported that the Spanish market has grown every month since March 2014, with sales going up steadily, year on year. The Balearics and Almeria show the biggest year-onyear increases over The enduringly popular Marbella arguably led the recovery on the Costas, whilst in 2014 the Costa Blanca market especially the new-build sector sprung back into action. The INE have also revealed that 40 per cent of foreign buyers in Spain were in the Alicante region (including the Costa Blanca).
8 BACKGROUND Post Brexit vote, British buyers have dipped a little but still lead the way, but are followed by a much more diverse spread of nationalities that include non-eu investors seeking golden visas as well as a good range of northern Europeans seeking to escape freezing winters. Many of the distress sales we heard so much about have now been hoovered up so whilst buyers may still find some great deals amongst resale properties with vendors anxious to sell quickly, the scope for negotiation is narrowing in the hot spots of the Balearics, Costa del Sol and Costa Blanca.
9 STRATEGY The Company will use the funds raised to acquire suitable properties and strategically renovate assets to achieve the fixed returns. It will also participate in direct and joint venture investments with third party developers in certain areas of Spain-notably Mallorca, Ibiza and parts of the Costa del Sol exhibiting the greatest demand from international buyers and investors. The cost of every project and every future project can be standardised to provide a business plan for each property. The details of each potential project will be input into a feasibility spreadsheet and the viability can be quickly assessed. The main factors affecting the project are the purchase price of the property and the cost of renovation.

11 KEY STRATEGY POINTS Acquire suitable properties in key locations demonstrating a sustainable and rising demand from international buyers Funds raised will be used directly to acquire and develop the properties Funds may also be applied to suitable Investments & Joint Ventures Properties purchased will mostly be renovated with a view to an early sale For each proposed investment an Investment Committee, comprising of representatives from Sherrinford and the Adviser will review the suitability of investments based on a range of due diligence criteria, most notably, the security position of each proposition and the likelihood of obtaining the returns required to fulfill the obligations to bondholders as set out in the Investment Memorandum
