4 5, FAQs Accidental Damage Accidental Damage cover is available for the following tenant types; Long leasehold (> 12 months) Private rental less than 6 months Private rental 6 months or more Bankruptcy/Individual Voluntary Arrangement Risks involving discharged Bankruptcy/IVAs and outstanding Bankruptcy/IVAs are declined at the general declaration stage and cannot be accepted. Bedsits We cannot accept risks that are Bedsits Bed & Breakfast risks We cannot accept premises that operate as Bed & Breakfasts Cancellations The system will provide a pro-rata return premium. If the risk is to be NTU d or cancelled in the cooling-off period, a full refund can be offered. To enable a full refund under these circumstances, referral via Powerplace must be made. CCJs Risks involving discharged CCJs are declined at the general declaration stage and cannot be accepted. Modus Powerplace Residential Landlords Product Overview 6/16 Page 3

5 Claims - previous claims history at new business Wide claims acceptance including: Large losses up to 50,000 Multiple small claims (below 1,000), up to 4 in last 3 years Total incurred claims costs - up to 50,000 in last 3 years We decline certain high risk claim types including: Arson Flood Liability Subsidence Contents Limits Landlords Contents can be covered up to a sum insured of 100,000 Construction Wide acceptance criteria for standard and non standard wall constructions. We only decline for the following Powerplace options; - Thatched or Belfast roof (in whole or part) or former mill buildings - Other (i.e. any free-format type) Convictions We cannot accept risks where the proposer has a non-rta conviction which is not spent Employers Liability We cannot accept risks where Employers Liability cover is required Excesses Standard policy excess is 100 Escape of water policy excess 350 Subsidence policy excess 1,000 Public liability excess 100 Modus Powerplace Residential Landlords Product Overview 6/16 Page 4

6 Flats We only offer Contents cover for Flats Flat roof Flat roofs are acceptable up to 100% The following terms apply to all flat roofs: Flat roof to be inspected every eight years and any repairs required are to be completed within 60 days Evidence of inspection and repairs to be retained 500 excess applies for Storm and Flood Flood Flood risks are only declined due to the following: Postcode is identified as high risk using our flood data tools Risk address has suffered from previous flooding Risks identified as being within an increased flood-risk area have a premium load applied Good State of Repair Any risk where the property is declared as not in a good state of repair is unacceptable and would be declined. Holiday Rentals Cover can be provided for Holiday rental homes that are used by the insured and family and for properties that are let out to the public. Accidental Damage cover is not available for Holiday Homes. Please refer to Tenant Types section below Listed Grade II listed properties are accepted and rates are adjusted accordingly. 7 Malicious Damage / Theft by Tenant Cover is provided only for the following tenant types; Long leasehold (> 12 months) Private rental less than 6 months Private rental 6 months or more Cover is limited to 10,000 Multi-Location Policies The maximum number of locations allowable is 1 Occupations The following occupations are unacceptable and declined: Property Developer Refused insurance Risks showing they have previously had insurance refused are declined at the general declaration stage and cannot be accepted. Renovation / Contract works We can accept risks that are undergoing internal decoration, general maintenance including new kitchens and bathrooms or replacement windows. If the customer is undergoing a number of these things at any one time then it would be classed as a renovation and therefore we would not be able to provide cover. We are unable to accept:- Renovation of a property (consisting of multiple maintenance items) Extensions/Loft Conversions Re-Roofing (or part thereof) Works to foundations and/or footings Load bearing walls Any other structural changes Modus Powerplace Residential Landlords Product Overview 6/16 Page 6

8 Security Rules Rating is based on Areas 1 24 with 24 being the highest risk Acceptance limits for higher risk tenant types are reduced for Area 24 Self Contained Property We can only offer cover for self contained properties with a separate lockable entrance. Subsidence Areas Subsidence risk is underwritten at standard terms unless the postcode is identified as Being a high risk location using our data tools Subsidence History Properties with a history or Subsidence, Heave or Landslip, including risks that have been Underpinned are declined at the general declaration stage and cannot be accepted by us. Tenant Type We accept the following tenant types; Long leasehold (> 12 months) Private rental less than 6 months Private rental more than 6 months Asylum Seekers Care and support Council support DSS Referrals* Holiday Lets Local Authority Students Temporarily unoccupied Vacant Total sum insured is limited to 1,000,000 for Long leasehold / Private rental (Working / Retired) tenants. The sum insured limit is reduced to 500,000 for all other tenant types. *DSS includes benefits assisted tenants in receipt of Jobseekers Allowance or Income Support. Tenants who are working and receiving tax credit top-up(s) would be considered as Working tenants. We will not quote for Bed and Breakfast risks or any tenant input as Other. 9 Terrorism We cannot accept risks where Terrorism cover is required. Unoccupied Cover is provided for up to 30 days of unoccupancy at normal terms within the policy wording, during the policy term. After 30days cover is restricted by endorsement. Unoccupancy at inception and longer term unoccupancy is acceptable to us. Cover will be restricted to Fire or lightning Explosion Aircraft or other aerial devices, or articles dropped from them Earthquake. The following terms apply after the property has been unoccupied for 30 days in a row, or at inception of the policy if unoccupied from day one of the policy: the Buildings are inspected internally and externally at least once every 7 days by a responsible adult and a record of these inspections is kept for the period November to March inclusive the water supply is turned off at the mains and all water tanks, pipes and apparatus are drained or a thermostatically controlled fixed heating system is used to maintain a minimum temperature of 58 degrees F (15 degrees C) at all times. Please note: Properties that are boarded up are unacceptable and would be declined Unoccupied properties must be in a good state of repair. If not, the risk will be declined Work away A work away exclusion applies within the policy wording Year built We accept any year of build. Appropriate loadings are applied to older properties.
