The last season s heavy snowfall coupled with a warm spring could be the exact recipe for substantial flooding this spring, and several local insurance agencies have reported a growing interest in homeowners flood insurance. If you have mortgage and/or homeowners insurance, that s great, typically your lender requires it. However, flood insurance is not included in these types of insurances; it s a separate insurance most lenders would require if you lived in a flood plain area. *Flood insurance isn't federally required in moderate- to low-risk areas, but it is recommended for all property owners and renters. If you are considering buying flood insurance here are a few tips: First consider where you live. Is your location at risk of a flood? If there is no significant possibility there will be a flood, don t waste your money. If you live in a high risk area it may be something you want to think about. The 100 and 500 year areas are: Considered higher risk of a possible flood from stream overflow. Scientists predict more severe flooding in certain areas referred to as the 100 or 500 year flood plain areas. Stop by Housing for a flood map. Consider buying flood insurance through your primary insurance holder. This may reduce the cost; however, not all insurances offer flood insurance. Check with your current insurance provider and if they don t offer it directly ask if they partner with an insurance company that offers it because you may qualify for a discount. If they do neither, shop around or call the National Flood Insurance Program (NFIP) at (888) to request an agent referral. When researching types of flood insurance businesses ask: What is the coverage (review their policies)? How much is it and can you pay it monthly, quarterly or annually? How much is the deductable? 6 Lawn care tips You know a healthy lawn when you see it: a smooth, lush green carpet, perfect for cartwheels and croquet. So why doesn't your lawn look like that? To get that perfect lawn you may have to change your mindset. The basics, are pretty simple: sun, water and fertilizer. Once you get those down, everyone's happy you and your lawn. We researched lawn care tips at and and here's how to get started: To Seed or Not to Seed In the spring, gardeners have to choose between weed control and lawn seeding. Pre-emergent herbicides prevent grass seed from spouting too, so you can t do both - the herbicide will be active for up to 12 weeks, which means you ll miss the spring planting season. Fertilization Most experts recommend the bare minimum fertilization is twice a year, spring and fall, though some add a feeding in the middle of summer. Beware, the common N-P-K (nitrogen-phosphate-potassium) fertilizers popular with most gardeners don t provide everything your hungry grass needs. Use a fertilizer that includes micronutrients such as sulfur, copper, and iron. Other Spring Lawn Tasks AERATION: is best done during your lawn s peak growing season. For our local climate cool-season grasses, aeration is best saved for fall but can be repeated in the spring if the soil is extremely compacted. DETHATCHING: is also best done during peak growing season, right before aerating. MOWING: Begin mowing as soon as your lawn needs it - grass blades do best when you cut no more than a third of the blade s length at a time. Taller grass promotes better root development as well as shading the ground so it doesn t dry out as fast. Taller grass also helps prevent weed seeds from germinating. WATERING: Once your grass starts growing, water once a week but water deep. A weekly soaking helps roots extend deeper into the soil, while frequent shallow watering tends to lead to thatch, that unsightly web of dry brown runners just above the soil which you work so hard to aerate. Water in the morning because the temperature is cooler, if you water in the afternoon the temperature can be too hot or in the evening can promote fungus growth. For newly seeded lawn, water every day for five to ten minutes only. Your goal is to dampen the seeds without causing runoff that might wash them away or mar the surface with gullies. After seeds sprout and the new grass is a half inch tall, water once a day for 15 to 20 minutes. INSECT CONTROL: Spring is a good time to address problems with insects such as ants. LAWN EQUIPMENT: Sharpen the blade and tune up your lawn mower as well as other lawn or gardening equipment.

9 F I R S T Q U A R T E R Keep Pests at Bay All pests are attracted to food, water and a nice place to stay (Nesting). The tips below were found at NPTHA has brochures and other information on most common pests. Tips: 1. Identify Pest- Whether your pest is a weed, insect, animal, microbe, or another organism, correct identification of your pest makes controlling it easier and often more effective. A mistake in identification can lead to improper control tactics that cost time and money. It may also lead to unnecessary risks to people or the environment. Sanitation & Food Sources Sanitation is key to pest control. This includes keeping kitchens spotless, cleaning up food from counters, walls, floors etc., and limiting access by pests to food and garbage inside and outside your home. Don t forget to seal dry pet food, bird seed, etc.. 3. Eliminating place to nest To the extent possible, keep the environment in and around a structure free from clutter where pests may hide and nest. During spring cleaning, be sure to inspect and clean under beds, closets and other storage areas. 4. Pest proofing Inspect home to ensure that all roof and weep hole vents are well screened with 16 -mesh screening. Caulking cracks around windows, doors, overhangs, fascia boards, etc. is also advisable. Ensure doors and screen doors close properly without gaps. Adjusting door sweeps and weather stripping as needed. Inside, seal around windows, behind electrical cover plates with insulation foam. Moisture attracts pests. Repair plumbing and roof leaks, ensuring adequate ventilation in the attic, crawl spaces, kitchen, bathroom and other moisture generating areas of the structure.

Paul was hired by the NPTHA in July 2001 and during his time with us, he was always happy to offer his knowledge and experience in a variety of aspects. Paul was an integral part of the NPTHA, over-seeing the construction and rehabilitation, and maintenance and repair of numerous projects.
