Perpetual Strata Management will establish and maintain a single trust account for the exclusive use of your strata plan. Services that we offer are:. Issuing quarterly levy notices. Issuing monthly cash management reports. Preparation of administration and sinking fund budgets. Payment of invoices. Recovery of levies in arrears. Creditor compliance. Preparation and issuing of Section 109 Certificates and Section 26 Certificates MEETINGS Our Strata Managers convene and run meetings for your strata scheme confidently and professionally ADMINISTRATION The administration team aims to have 100% data accuracy at all times. Services that we offer are:. Maintain strata roll and minute book. Maintain correspondence file. Record and retain notices under sections 118, 119 and 120 of the Strata Schemes. Management Act Issue minutes of delegated performance. Maintain common seal. Store records in accordance with statutory requirements. Maintain records for strata purchase inspections INSURANCE We take all essential steps to ensure that your property is protected at all times. Perpetual Strata Management has developed relationships with specialist insurers and insurance brokers of the Strata industry, to find the best cover for your property. Our services include:. Prepare and lodge routine insurance claims.. Arrange insurance valuation as required under Section 85 of the Strata Schemes Act Obtain a minimum of 3 quotes for insurance renewal each year. Renew insurance according to instructions Your Strata Manager:. Prepares and distributes agendas for general meetings to all owners. Attends meetings either in the office or on-site. Arrange venue for meetings. Chairs and records minutes. Prepares and distributes minutes 6

7 REPAIRS & MAINTENANCE Perpetual Strata Management understands the significance placed on rectifying repairs and maintenance matters promptly and with little disruption as possible. Our services include:. 24 hour emergency service, seven days a week. Arrange building inspections and reports. Arrange for appropriately qualified contractors to undertake routine repairs and maintenance of the common property. Obtain quotations for repair, maintenance and replacement of common property. Liaise with tradesmen about work to be carried out on the Strata Scheme. Arrange contracts pursuant to the Home Building Act 1989 (NSW) as amended DISPUTES/BY-LAWS. Serve notices to comply with by-laws. Preparation and lodgment of applications for mediation and adjudication. Arranging drafting of by-laws, amendments to by-laws and/or by-law reviews 7

Our consulting service includes attendance at project coordination meetings, as well as interaction with various development consultants to ensure that the entire consulting team is familiar with the functioning requirements of the owners corporation structure. 11 MATTHEW WRIGLEY Matthew has an in-depth understanding of the operational challenges and what it takes to make strata management a success, with an abundance of experience in not just strata management but also building and construction. Having spent his formative years as a qualified carpenter and builder, he has a sound understanding of the legislation, regulations and processes that guide the building and construction industry most notably compliance with development, Home Owners Warranty, fire codes and occupational health and safety regulations. Following diversification into a strata management role, Matthew has built upon his expertise to deliver sound financial management, repair and maintenance services and ad-hoc assistance to buildings across the Sydney area. Offering this diverse but complimentary skill set Matthew can provide Perpetual Strata Management clients a unique and refreshingly different approach to strata management.
