For HO4 and HO6, the maximum limit is $300,000 HO4 and HO6, the minimum is $25,000 For Premier HO4 and HO6, the minimum is $100,000. The minimum Coverage E limit is $100,000 The maximum Coverage E limit is $1,000,000. Liability may be extended to properties that are not covered by other National General Insurance policies. If the other location is seasonal or secondary, and liability coverage is already in place, then coverage may not be extended to the other location. 100 percent of calculated replacement cost is recommended. A replacement cost evaluation must be completed. Optional endorsement SH0456, special loss settlement is written for values less than 100 percent and is available to new and renewal business. Note: Renewals will be increased by the Annual Inflation factor for all forms. An applicant with a prior arson or fraud charge or conviction is unacceptable. The application is unacceptable if the applicant ever owned (past or present) a home or condominium that was not insured. A policy is not declined, canceled or non-renewed due to adverse insurance score or measurement. Loss incurred as a result of a catastrophic event as declared by a nationally recognized catastrophe loss index provider will not be considered chargeable. Any claim filed on the covered property while such property was owned by anyone other than the current applicant or insured where the risk from which such claim originated has been mitigated will not be considered chargeable. A claim filed that resulted in a loss coverage payment by the insurer of less than $500 or in no loss coverage payment will not be considered chargeable. Page 2
5 OCCUPANCY Owner Occupied / Number of Families The following risks are unacceptable for New Business. Any applicant with more than two chargeable losses in the last five years Any applicant with more than one chargeable loss in the last three years Applicant with more than one chargeable water loss in the last five years Any applicant or location to be insured with a chargeable liability loss in the last five years. The following risks will not be considered for automatic renewal. Policies with a chargeable loss greater than or equal to $5,000 since the last policy issuance Policies with three or more chargeable losses in the last five years, and at least one of the chargeable losses occurred since the last policy issuance Policies with Two or more chargeable losses in the last three years, and at least one of the chargeable losses occurred since the last policy issuance Policies with a chargeable Section II (Liability) loss or any of the following loss types since the last policy issuance (contamination, watercraft, property damage, dog bite, fire, liability, workers compensation, mold, sinkhole, liability medical payments to others) Claims experience will be evaluated at each renewal subject to manual Rule 301. All Homeowners and Condominium risks must be owner-occupied. One to four family dwellings are eligible for a Homeowners policy. Dwellings or condominiums must not be vacant. Vacant / For Sale A house for sale is unacceptable for new business. Verification of proper winterization and a caretaker are required. Homes Secondary & Seasonal valued over $1,000,000 require either a central fire alarm or sprinkler Dwellings system and a central burglar alarm. HO2 and HO3 - A Homeowner who rents out their primary location at any time throughout the year is ineligible. A homeowner may rent out their Rentals secondary or seasonal home for a maximum of eight weeks per year. HO6 - A condominium may be rented for up to three months per year. PROTECTION CLASS / RISK LOCATION Protection Class 1-8 The dwelling must be within five road miles of a responding fire department and accessible year round by a maintained (plowed) road. Hydrants must be within 1,000 feet. Protection Class Protection Class 9 Risks must be on a maintained (plowed) road that is accessible by emergency vehicles or fire apparatus year-round, and must be visible to at least two neighbors. If there is no hydrant within 1,000 feet, access to an adequate year- Page 3
6 Flood Exposures Alarm Requirements Proximity to Commercial Properties RISK SPECIFIC CHARACTERISTICS Condition of Premises Historic Home Roof Construction Type round water source is required (i.e. pumper trucks or dry hydrants, connected to cisterns or reservoirs holding 20,000 gallons or more of water and using underground lines to get to the water). Additional Alarm Requirements: All residences insured for more than $1,000,000 require either a central fire alarm or full house sprinkler system AND a central burglar alarm. Protection Class 10 Protection Class ten locations are unacceptable. Properties located in designated in "A" or "V" flood zones are acceptable provided flood insurance is maintained and validated by a policy and/or declaration page retained by the agent. Primary homes in Protection Classes 1-8 insured for $1,500,000 or more will require either a central fire alarm or a full house sprinkler system and a central burglar alarm. Secondary and seasonal homes, as well as any home in Protection Class 9, will require the same for values of $1,000,000 or more. Alarms will no longer be required for homes below these values. Dwellings located less than two-hundred and 250 feet from a commercial property are unacceptable if there are objectively identifiable hazards associated with such properties which significantly increase the risk. All property (dwelling, outbuildings, and insured premises) must not have any observable hazards or deficiencies in need of repair and that may present an increased exposure to physical damage or liability loss. The presence of any preexisting damage is unacceptable. Historic homes are unacceptable. A historic home is one listed on the Federal or State Register of Historic Places. Any home where tours are conducted would be considered historic. The following are unacceptable: Roofs showing signs of wear Roofs greater 25 years old Flat, tar paper, rolled, plywood boards, and stapled roofs. Note: Age requirements do not apply to slate or tile roofs. Homes of the following types of construction are unacceptable: Mobile homes Manufactured homes Underground or earth homes Fiberglass homes Yurts Balloon construction Homes with Exterior Insulated Finish System (EIFS) or similar exterior wall covering Homes made of unconventional materials or unusual construction, or design and/or structures not originally intended as a dwelling Any other unusual type of construction included converted structures. Exception: Modular homes are acceptable if the Uniform Building codes, Page 4
7 Foundation Electrical Heating System Plumbing Dwelling Under Construction Smoke Detectors Uniform Plumbing codes, Uniform Mechanical codes, National Electric codes, and all local and state codes are met. Continuous masonry or concrete foundations are acceptable. Pilings, piers, wharves, jetties or open foundations are unacceptable unless the dwelling is newly constructed or reconstructed on architecturally engineered pilings to meet FEMA requirements. System must be updated and maintained according to manufacturer's recommendations. 100 amps and 220 volt minimum service is required per unit. Circuit breakers are preferred but approved fuses are also acceptable if properly installed and sized. Aluminum or knob and tube wiring are unacceptable. Unacceptable if age of electrical system greater than 50 years old. There is no age limitation on heating systems as long as they have been updated as necessary and professionally maintained. System must be updated and maintained according to manufacturer s recommendations Space heaters are unacceptable primary heating sources Above ground tanks must be in excellent condition, and meet state and local codes Solar heating is unacceptable. The system must be updated and maintained according to manufacturer s recommendations. The following are unacceptable: Polybutylene, lead, or galvanized steel plumbing Plumbing systems greater than 50 years old that have not been updated (with the exception of copper pipes). Dwellings under construction or significant renovation are unacceptable unless the following conditions are met: Construction of the dwelling will be completed within a six-month time period. Coverage for a dwelling under construction may be bound under a standard Homeowner or Fire Policy, provided the dwelling will be owner-occupied, and all work will be performed by a licensed contractor with a minimum of $1,000,000 of liability coverage validated by a policy and/or declaration page that is to be retained by the agent. Working smoke detectors are required on each floor of the dwelling. The maximum limit is $30,000. Appurtenant Structures Page 5
8 ADDITIONAL EXPOSURES Pets Business Activity Home Day Care Swimming Pools Attractive Nuisances Recreational Vehicles Watercraft Liability OneChoice The following are ineligible: Dogs: Akita, American Bulldog, Chow, Doberman, Mastiff (all), Pit Bull (all), Presa Canario, Rottweiler, Wolf, or any mix of the above breeds Dogs that have caused prior liability losses or that have bite history and are still owned by an insured Any wild animals. Premier The following dogs may be referred to underwriting for review. Considerations will include prior bite history, temperament, fenced yards, and liability limits selected: Akita, American Bulldog, Chow, Doberman, Mastiff (all), Pit Bull (all), Presa Canario, Rottweiler, Wolf, or any mix of the above breeds. Note: Dogs that have caused prior liability losses or that have bite history and are still owned by an insured are ineligible. Wild animals are ineligible. A business which is incidental to the use of the residence is acceptable provided it does not involve frequent foot traffic. A home day care operation is unacceptable. In ground pools must be fenced and have a self-locking gate. Above ground pools must have a self-locking gate and a pull-up ladder. Pools with diving boards are unacceptable unless the diving board is less than 18 inches above the surface of the water. Trampolines, skateboard ramps, and other similar increases in the liability exposure are unacceptable. Unacceptable if: Used for racing, stunt, speed, or demolition activity Driven by a person under 16 Not factory built Engine size greater than 700 cubic centimeters. General Requirements: Pleasure use only allowed. Vessels equipped with live-aboard facilities must not be used more than three consecutive months. Must be insured at 100 percent Replacement Cost (boat and motor) Driving record - Any operator eligible for National General's auto programs will be eligible for watercraft coverage - please refer to the eligibility guidelines for private passenger auto. (Exception: Not eligible if any operator has a DWI, excessive speed violation, or greater than two accidents or violations) Operators (principal or occasional) must be at least 18 years old and have a valid driver s license. Prior boating experience with a similar vessel is required. No previous boating losses in the past three years. Page 6
9 Farming Timeshares Additional Insured or Additional Interest Lead Paint Liability Solid Fuel Burning Appliances (Includes Wood, Coal, Kerosene and Pellet Stoves) Loss Assessment Must be stored/ moored at a privately owned marina or yacht club, insured's primary residence, insured's seasonal or part-time residence while occupied by the insured. Boats of standard stock or custom-built design that are not of an experimental nature are acceptable. Unacceptable if: Jet skis, wave runners, jet boats, houseboats, or experimental craft Used for racing, charter, hire, or for commercial purposes Multiple ownership Length greater than 26 feet or speed greater than 50 MPH Wooden vessels, handmade vessels, kit vessels, or vessels under construction Vessel greater than 15 years of age Pontoon boat Watercraft operated north of Eastport, ME or south of Cape Hatteras, NC or greater than 12 nautical miles from the U.S. Atlantic coastline Value of boat and motor exceeds $50,000 A risk with farming on the premises is unacceptable. Time shares are unacceptable. More than one additional insured or additional interest is unacceptable. Due to an increased lead paint liability exposure, it is unacceptable to bind or extend liability coverage to properties built prior to 1978 which are: Multi-family homes Rented dwelling or rented condominiums/cooperative units Structures rented to others. This restriction does not apply if lead remediation has taken place. Proof of lead remediation is subject to company approval and would include, but not be limited to, certificates of compliance or other supporting evidence validating that the lead exposure has been removed. Acceptable if professionally installed, maintained to manufacturer's recommendations, UL listed, meets all codes, and used as a secondary heating source. Stove must have UL approved lined masonry chimney or UL approved triple walled insulated metal chimney, and be greater than two feet from any combustible wall. Supplemental stove questions must be completed. Owner installed stoves are acceptable subject to the above along with proof of a fire department or certified building inspector's passing inspection conducted within the last five years. Also required is proof of professional maintenance (i.e. chimney cleaning) conducted within the last year. Both documents must be received by underwriting prior to binding the policy. The maximum limit is $25,000. Page 7
10 PERSONAL PROPERTY Scheduled Personal Property Appraisal / Bill of Sale Requirements Personal Property Guidelines for Specific Classifications - All Forms COASTAL GUIDELINES Coastal Exposures HO2, HO3, and HO6 The maximum limit for an individual is $25,000 The maximum limit for the entire schedule is $100,000. HO4 The maximum limit for an individual item is $10,000 The maximum limit for entire schedule is $20,000 An appraisal and/or bill of sale is required for any item that is valued at $10,000 or greater. Cov A <$500,000: Appraisal Required for any item >= $10,000 Cov A >=$500,000: Appraisal required for any item >= $25,000. Appraisal should be no more than three years old and retained by agent. For cameras, musical instruments, postage stamps, golf equipment, rare coins, and other collectibles, if the maximum limit is $10,000 aggregate for each category. Equipment used for professional purposes is unacceptable. For fine arts, if the maximum limit is $10,000 per item or $20,000 aggregate. Property owned by, or in the custody of, a dealer, auction room, museum, art gallery or art institution is unacceptable. For silverware, if the maximum limit is $10,000. For guns, if the maximum aggregate limit is $5,000. All guns must have trigger locks and must be locked in a stored cabinet or safe. HO2 and HO3 Distance to coast (feet) requirements: New Business 0 to 999 feet - A five percent hurricane deductible will apply 1,000 to 2,999 feet - A two percent hurricane deductible will apply. Renewal Business 0 to 999 feet - A five percent hurricane deductible will apply 1,000 to 2,999 feet - A two percent hurricane deductible will apply, but only if storm shutters are not installed or are not stored on the premises as a means of mitigating loss from hurricanes or other severe storms. H04 and HO6 $1,000 hurricane deductible will apply within 2,600 feet of the coast. *This is a summary document and is not inclusive of all underwriting criteria.
