1 The University of Detroit Mercy Home Ownership Plan The University of Detroit Mercy Home Ownership Plan (EHO) is a program developed to encourage employees to live where they work. The EHO Plan administration and services will be provided by JVS. JVS is a 501(c)(3) nonprofit corporation that promotes self sufficiency through a variety of programs including Employee Home Ownership. Through the UDM Employee Home Ownership Plan, employees will have access to a broad range of home ownership education, information and support services provided by JVS in collaboration with community-based organizations, mortgage lenders and others. The UDM EHO Program offers the following benefits to eligible employees: - The UDM EHO Plan will provide eligible employees a forgivable loan of up to $5,000 for down payment, closing costs and other prepaid closing expenses. The loan carries a 0% interest rate and is forgiven over a 5-year period. Twenty percent is forgiven at the end of each year for five years. After five years, the entire loan is forgiven. The forgiven portion of the loan balance will, at the time of forgiveness, result in taxable income to the employee equal to the amount forgiven and required withholding of taxes from the employee. JVS will also work with the U.S. Department of Housing and Urban Development (HUD), the Hudson-Webber Foundation and other agencies to identify other grants or loans that an individual may be entitled to receive. - In addition to financial assistance, the UDM EHO Plan will help assure that employees have access to help every step of the way in their home purchase from deciding whether or not to purchase a home and whether they can afford to buy, to shopping for homes and obtaining the best financing available. EMPLOYEE ELIGIBILITY Eligible employees include those full time employees in good standing who work a minimum of 32 hours per week. Staff and Administrative employees are eligible after one year of service. Regular full time faculty are eligible upon signing their employment contract. However, access to home buying information has no minimum service requirement. Financial assistance is contingent on the employee qualifying for a mortgage loan at a lender of his or her choice and having an executed purchase agreement. The employee must live in the home purchased as the principal residence and remain employed with UDM for at least five years for the loan to be completely forgiven. If a home purchased with Employer assistance is sold, transferred or no longer occupied by the employee as the principal residence within the loan term, the unforgiven portion of the Employer financial assistance will have to be repaid.

2 PROGRAM BOUNDARIES The UDM EHO program will only be applicable in the designate geographic areas surrounding each of the campuses. A map of each campus and the applicable boundary areas is included at the end of this document. PROGRAM PROCEDURES The EHO program process is straightforward and flexible for employees. 1. Employees contact JVS for general program information. They will receive home purchase counseling, a copy of their credit report, information about qualifying, and an action plan if they are not ready to purchase a home. JVS services will be available at multiple locations on a regularly scheduled basis, at JVS offices or by telephone. Employees may want to attend a home buyer workshop. JVS will offer referrals to mortgage lenders and realtors once an employee can qualify for a mortgage loan and is ready to purchase a home. Employees also can work directly with an agent, lender and community group of their choosing. 2. Employees will be encouraged to get a pre-approval from a mortgage lender prior to shopping for a home. A pre-approval offers knowledge and confidence to shop for a home. After finding a home, employees will contact JVS to complete a program application and apply for UDM s financial benefit. 3. After receiving a mortgage loan commitment, employees will provide certain documentation and complete any additional forms. JVS will coordinate loan closings. The HR department at UDM will be notified in advance of the loan closing to arrange for the availability of funds at closing.
