1 AMN/HSSN 20.1 Notes September 18, 2014 During the weekend of October 18, 2014, Fannie Mae will implement Asset Management Network (AMN)/HomeSaver Solutions Network (HSSN) 20.1, which includes the changes described below for AMN/HSSN. Summary: Description Remove Servicers Ability to Close Short Sale Cases New Field Added: Servicer Evaluation Date Implement Fields in HSSN for FHFA Mandated Requirements for & Short Sale Workout Cases Business Changes: Remove Servicers Ability to Close Short Sale Cases Previous to this release, Servicers entering Short Sale cases in HSSN could potentially see the case move to Closed status if all required data and proceeds have been processed on the case. In this scenario, the case would close preventing the REAM Short Sale Closing team from reconciling the case prior to closing. With this update to the system, REAM Short Sale Closing team able to identify all closed Short Sale cases with funds and reconcile to ensure servicer compliance with the Short Sale approval letters. Servicers will see a new message on HSSN notifying them of this new process, the message will read as follows: The case is pending FNMA Representative approval. The case Closed when the review is complete. XML Bulk Upload Workout submissions will also provide the same message Fannie Mae. Trademarks of Fannie Mae
2 HSSN Exception Message New Field Added: Servicer Evaluation Date Currently, there is no field or mechanism within any systems for the Servicer to attest specifically to the date the Servicer completed the evaluation for the workout provided or suggested. The Servicer Evaluation Date applies to Modifications, Short Sales, and workout types. The field is defined as follows and should be provided when possible: Non SMDU Users: The date the Servicer completed their evaluation and made the decision to move forward in offering the workout to the borrower. SMDU Users: The date that corresponds with the Servicing Management Default Underwriter (SMDU) transaction ID used to create the HSSN case for the workout. For Loan Mods this is the Transaction ID associated with the Trial Structuring call. For and Short Sale this is the Transaction ID associated with the Pre-qualifying call. The new field, Servicer Evaluation Date, has been added to HSSN, as well as the XML Bulk Upload Workout, and the Spreadsheet Tool as an field. On HSSN, the field appears on the General Data Screen. 4 Implement Fields in HSSN for FHFA Mandated Requirements for & Short Sale Workout Cases Corresponding with Servicing Guide Announcements SVC and SVC , additional fields are being added for workout cases on HSSN for case submission. Cases submitted but not closed prior to this release, required to populate the additional fields if they are required fields. These 9 new fields will also be implemented for those users of XML Bulk Upload. Additional details and screen shots of the new fields are detailed below. This enhancement will utilize the existing Global Parameters that were added for Short Sales in the previous CLM : Global Parameters: Streamlined Doc Days Delinquent. Default set to 90 days. Streamlined Doc FICO Score Limit (Default) This parameter is applicable for Delegated Non Streamlined Cases [Servicer = Delegated and Streamlined Indicator = No] and all Non Delegated Cases. The default setup as Streamlined Doc FICO Score Limit (Delegated) This parameter is applicable for Delegated Streamlined Cases [Servicer = Delegated and Streamlined Indicator = Yes] and default setup as Edits: If Streamlined Documentation Indicator = Yes, and If Case Creation Date minus User Entered LPI Date < Streamlined Doc Days Delinquent, then reject the Case. If Streamlined Documentation Indicator = No and a non formatted date or a null date is entered then reject the case Delegated : If the streamlined documentation indicator = yes and credit score field is null or a numeric value outside of the parameter range (< 1 and > 619), reject the case. If streamlined documentation indicator = No and credit score field is not entered and/or a numeric value outside of the parameter range (< 0 and > 900), reject the case. Non Delegated : If a user fills in a value and it is not a numeric value (no special characters or alpha characters) or any value entered is not within the parameter range( < 0 and > 900), then reject the case. Changes impact manual submission and XML Bulk Upload (for bulk upload, if the case fails the delegation path, the case attempted to be setup as Non Delegated) Fannie Mae. Trademarks of Fannie Mae
