PLEASE PROVIDE THE FOLLOWING DOCUMENTATION: A copy of the last two years' W-2's for each applicant. A copy of the last two pay stubs from each applicant. A copy of each applicant's social security card and drivers license. Documentation to support additional income to be used for qualifying (pension, disability, copies of rental agreements, etc.) A copy of the last two bank statements if funds will be used to close the loan. Completed and signed loan application. (Included) Completed Credit Authorization form. Completed Down payment Certification form. (Included) A copy of the latest real estate tax statement if your home is on private land (not a park). Signed Purchase Agreement with 5 Star Homes. 2 WORD OF CAUTION!!! THIS MAY AFFECT YOUR LOAN The processing of your loan is a detailed process and requires accurate information. Please keep in mind that this may take longer than expected and require final updating before the funding of your loan. Because of these last minute updates, it is imperative that the information you give us, and subsequently re-verified by our office, does not change substantially. Therefore, please continue to make your mortgage payments and all other financial obligations as usual until the close of escrow. Please notify us before you do anything of the following, or please delay doing the following if at all possible: 1) Change Employment. 2) Move any funds from one bank account to another or close and existing account. 3) Make any large purchases such as an automobile, furniture, or high cost item. 4) Leave town without notifying your mortgage professional in advance. 5) Co-Sign for anything. 6) Increase your balance by charging on credit cards. 7) Any credits inquiries for any types of debts. All of the above situations can be dealt with appropriately if we know about the changes before their occurrence. Failure to notify us about any significant changes to your original loan file, or any material fact regarding your financial condition could seriously affect the outcome of your loan transaction.
