3 About Us New Journey Housing is a housing resource centre for newcomers to Canada. We provide help, assistance, trainings and resources to guide newcomers to rent or purchase housing and manage their money. Our clients are newcomers to Canada including permanent residents, international students, TFWs and refugee claimants We also support sponsors, landlords, and anyone else involved in housing newcomers.

4 We offer the following workshops: Rental Home Purchasing Managing your money

5 RENTAL WORKSHOP Rights and Responsibilities of Tenants and Landlords Private, Subsidized and Cooperatives apartments Leases, Rent Payments and Condition Reports Taking care of the apartment security deposit Utility Conservation Fire safety, Pests, Rent Assist, Guarantors, Etc.. People that attend this workshop will receive a Rental Training Certificate. This Certificate states the topics covered in the workshop. Our hope is that landlords will be encouraged to rent to those that have the certificate.

7 SECURITY/DAMAGE DEPOSITS YES THEY ARE LEGAL! Landlord will ask for half of one months rent Example: Rent $600 Deposit $300 You get the money back when you move out IF your place is damaged the landlord keeps the deposit and will charge you even more for things you have damaged. Be careful when you rent.

8 The landlord may request that you find a Guarantor/ cosigner. Guarantors Someone who signs with you saying that if you can't pay the rent and damages that they will. Be careful! make sure that they understand it is legal and binding!

9 What are Bedbugs? They are called "bed bugs" because that is where they like to live. They like to live where ever people sleep on a regular basis. Bed bugs are mainly active at night and can feed without you noticing. They live exclusively by feeding on blood. (people blood!)

10 Condition report When you move in look with your landlord at the condition of your unit. Record any problems that you see. At the end of your tenancy you will look again. If damages have occurred you will be held responsible for them. If you don't do a condition report at the beginning, you may be held responsible for damages you did not do.

11 Subsidized Housing Low income people can apply for subsidized housing (MB Housing, Winnipeg Housing, Coops, etc.) You will pay 27% of your income for rent each month You will wait probably a long time - for subsidized housing Be sure to understand any letter you get if it requires a reply and you do not reply you will be removed from the list. If you change address or contact information call to update. Really Important!

12 Utility Conservation Manitoba Hydro (electricity, gas, heat) Winnipeg Water & Waste (water, sewer) Utility bills are based on usage!

13 Rental Advice Make an appointment to talk to a Housing Advisor. If possible after attending the workshop The Housing Advisor will try to work through your questions and provide the assistance you need. This may include advocacy and filling out housing applications.
