3 Terms & Conditions for allotment of Industrial Worker Housing Units in IMT Manesar and Industrial Estate Kundli A. ELIGIBILITY CRITERIA:- 1. a) For Single Room Dwelling units: Any person legally competent to enter in to a contract is eligible to participate. i. Preference will be given to the allottees and the workers of the respective Estate/IMT, other Estates/IMTs of industrial/institutional (who have commenced production/started operations). ii. Application of General Public will be considered only in case no. of applications from the allottee/workers of the respective Estate/IMT, other Estates/IMTs are less than Single Room Dwelling units advertised. b) For Dormitory units: Only allottees of the Industrial/institutional unit(s) which are functional/in production in respective estate as on closing date of scheme will be eligible to apply. 2. Dormitory units will be allotted as one unit for 12 persons. An industrial unit can apply for a maximum of 04 dormitory units. 3. There will be no restriction for an existing allottee of a housing unit(s) to apply under a subsequent scheme to meet his requirement, preference will be given to applicants who have not been allotted residential units in earlier schemes. Multiple applications by a single allottee will not be allowed/ accepted. 4. Allotment of residential units shall be made by holding draw of lots (floor-wise) for the eligible applicants for each category of units. 5. Decision of Corporation for allotment of units shall be final and no appeal shall lie against it. 6. The number of units and sizes advertised are tentative. 7. The Corporation is not bound to allot any or all such units even on receipt of payment. B. HOW TO APPLY 1. An applicant shall be required to deposit an amount equivalent to the 10% of tentative allotment price for each single room unit & dormitory unit respectively and the same is adjustable as per floor allocated during draw) tentative allotment price as application money alongwith processing fee of Rs.5,000/- (non-refundable). Any application without application money & processing fee will be rejected out-rightly. The payment shall be made through RTGS/NEFT in favour of HSIIDC Limited, Union Bank of India, Sector- 17, Chandigarh, A/c No , IFSC Code UBIN The brochure containing detailed terms and conditions and application form can be downloaded from the website of the Corporation & the completed application forms may be submitted to Estate Manager/HSIIDC, IMT Manesar; IE Kundli; Branch Manager, HSIIDC/Delhi Office, Baba Kharak Singh Marg & Head Office of the Corporation situated at C-13-14, Sector-6, Panchkula by

TERMS OF PAYMENT: The payment shall be made through RTGS/NEFT in favour of HSIIDC, Union Bank of India, Sector- 17, Chandigarh, A/c No , IFSC Code UBIN Application money equivalent to 10% of the tentative price shall be deposited alongwith application and non-refundable processing fee of Rs.5000/-. 2. Upon issuance of Regular Letter of Allotment (RLA), the allottee will further be required to deposit 15% of the total price of the unit within 30 days from the date of issuance of RLA. This period will be further extendable by 30 days after obtaining specific written approval from the HSIIDC in which case allottee will be required to deposit 15% cost of unit along with delayed 15% per annum, compounded half yearly for the extended period. In case the allottee fails to deposit 15% of the price of the unit within the stipulated/ extended period, the allotment shall be cancelled and the earnest money deposited along with the application shall be refunded. 3. The allottee shall deposit additional 25% of the price of the unit within sixty days from the date of issuance of allotment letter; in case of delay in remittance of payment, delayed p.a. shall be payable which shall be compounded on the instalment dates towards balance 50% price of the plot; 4. Thereafter the balance 50% amount can be paid either in lumpsum without interest within ninety days from the date of issuance of allotment letter or in four equal half yearly instalments within two years from the date of issuance of allotment letter, due on 30th June and 31st December each year. p.a. (or as amended from time to time) on the balance amount shall be payable along with the instalment, from the date of offer of possession. Any delay in payment shall carry delayed 15% per annum, compounded half yearly on the amount in default for the defaulted period. A default of more than 02 consecutive instalments shall render the unit liable for resumption. D. OTHER TERMS & CONDITIONS: 1. Allottees will be required to deposit any fee/charges levied by the Govt./HSIIDC. i. The residential unit shall continue to belong to the Corporation until the entire consideration money, together with interest and other amount, if any, due to the Corporation on account of allotment of unit is paid. Allottee shall have no right of transfer the unit by way of sale, gift, mortgage or otherwise or create any right, title or interest thereon till the full price is paid to the Corporation. ii. On payment of 100% price of the unit, the deed of conveyance shall be executed in the prescribed form and in such manner as may be directed by Corporation. The charges for registration and stamp duty will be borne by the allottee. Execution of conveyance deed will be mandatory within 6 months of full payment of the unit cost. iii. The unit shall be transferable, with the prior written permission of Corporation, only to an allottee of an industrial/institutional plot in respective estate, who is in production or its employee. Transfer fee will be as per policy of the Corporation as amended from time to time.

5 2. The unit shall not be used for any purpose other than for which it has been allotted. The allottee shall not make any alteration/ modification/ addition in the unit and no fragmentation of the same shall be permitted. 3. Clubbing of two units shall not be permissible; (The allottee shall not make any structural changes in the dwelling/dormitroy units that may have an adverse effect on the structural safety of the building). 4. No surrender of unit shall be allowed. 5. The HSIIDC will be competent to resume said unit in its Estates in case an allottee defaults in complying with the terms and conditions of allotment. In case of resumption of the unit, the allottee would be entitled to refund of the amount deposited towards the price of the unit including interest and penal interest, if any, deposited by the allottee on instalments, without any interest by the Corporation, after deducting 10% of the price of the unit. In addition to the above, maintenance, water/sewer charges, in default, if any, shall also be deducted from the refundable amount. 6. In case of resumption, an appeal against resumption of unit shall lie before the Committee headed by Secretary Industries, Haryana with Director Industries, Haryana and Managing Director/Haryana Financial Corporation as the other members. The appeal, wherever preferred, may be filed in the office of Secretary, Department of Industries, Haryana, within a period of 90 days of the resumption order. 7. The allotment shall be governed by the terms and conditions as laid down in the Allotment letter and Estate Management Procedures (EMP) of HSIIDC with regard to the said units as amended and applicable from time to time. The policy changes and guidelines issued from time to time regarding transfer charges etc. or any other issue pertaining to the allotment of the said unit shall be binding on the allottee. 8. The allottee shall pay the maintenance charges as per the demand of HSIIDC. 9. The allottees can constitute their own committee/association to maintain the complex/community kitchen etc. 10. Allottee will be liable to pay the amount, if any, found in arrears on account of calculation mistake or any other account or otherwise without questioning the period to which it may relate. 11. Allotment of site will be done on as is where is basis. 12. The allottee will be required to get the unit insured till the full payment/execution of conveyance deed. The insurance policy should be endorsed in favour of HSIIDC. NOTE:- Savings: The Corporation reserves the right to add/amend/withdraw/modify any of the terms and conditions of the allotment given in the application form at any time without any notice. The Board of Directors of the Corporation/State Govt. can change/modify any of the condition(s) of the EMP without any notice.
