Security Collateral for this loan will be a Deed of Trust, Security Agreement, Assignment of Rents & Leases and Fixture Filing in first lien position. The note will be secured by a single-family residence. The property is located in Banning, CA. Loan Valuation Appraised Value: $285,000 This Loan: $143,000 Loan To Value: 50% Yield To Investor 9.5% The appraisal has been prepared by an independent appraiser licensed to do business in the State of California. The date of the appraisal is March 2, A copy of the appraisal is available in the lender disclosure package.

4 Loan Contact Investor Relations to make a reservation or for more information Loan Terms The loan amount will be $143,000 at a fixed note rate of 9.99% providing monthly payments of interest only in the amount of $1, with the entire balance of principal due in 60 months from the 1 st day of the second calendar month following the close of escrow. There will be no prepayment penalty, however, the borrower is responsible for 12 months of interest. Documents will include due on sale or further encumbrance provisions. There will be a late charge imposed for any payment more than 10 days after its due date in the amount of 10% of the payment due. If imposed, the late charge will be equally divided between investor and servicer. In the event a loan is in default in excess of 30 days, a default interest rate will be imposed equal to 5% above the current interest rate. The term of this loan is 60 months or until the loan is repaid and/or the security property is sold. Borrowers The borrowers are a husband and wife and are experienced real estate investors. In addition to the subject property, the borrowers also own and operate several additional rental properties in Southern California. Furthermore, the husband is a well-respected and active real estate broker in the state of California having been licensed since The borrowers are seeking to refi their existing loan and pull some additional cash out for other real estate projects.

Source of Repayment The source of repayment for this loan will be from the borrower s own funds or through a refinance. Property Description The property is a well-seasoned rental property that the borrowers purchased in Since acquisition, the borrower has renovated the property and held it as a rental. The property itself consists of 1,364 square feet of gross living space and situated on a large 13,000 square foot parcel. In addition to the main residence the property also has an attached guest home that measures 965 square feet and is leased out to a tenant. The property is also located in a well establish neighborhood with nearby access to shopping and the I-10 freeway. Currently the property is being rented for $2,100 per month with the main home renting for $1,300 per month and the guest home for $800 per month. With the subject loan the property will generate over $900 in positive cash flow each month.
